you are not obliged to agree to them and can cancel your reservation or rescind the purchase contract if you have exchanged contracts. In all other circumstances your consent is not required to the changes. Your Sales Executive will discuss the details of your specific plot prior to you reserving. Please speak to your Sales Executive for individual plot specification, exact dimensions, layouts and finish details and ask any questions you have to ensure that you are familiar with these and fully understand what will be included within your new home before you exchange contracts. It is your responsibility to thoroughly check the paperwork and information provided to you. When can I access my new home? For health and safety reasons, you will only be able to access your new home when construction is almost complete. It is important that you don’t measure another plot, a show home, or use the estimated measurements from the sales brochure as our homes are built by hand, therefore we cannot guarantee that the measurements will be exactly the same for all plots. We cannot be held liable for items which you order that later do not fit. If you are sending contractors to measure the rooms, this must be done after you take legal ownership of your home. Any access is by appointment only and as agreed with the Site Manager and Sales Executive. Can I choose a different exterior finish or front door colour? The exterior finish is pre-defined during the planning process and is agreed by the local authority. Please check with your Sales Executive the exact finish of your home, for example brick, stone or render. Our door colours are also pre-defined to create the best possible street scene and we cannot change these upon request due to planning restrictions. What if I want to make an alteration to my home? Are there any alterations I can’t make to my home? Story Homes is not a bespoke housebuilder and any alterations you wish to make must be done after you take legal ownership, at your own cost and risk. Our designs and layouts are pre-defined at the planning application stage and cannot be amended to accommodate individual customer requests once we have confirmed planning permission for the development. Any changes or physical alterations that you wish to make to your home after legal completion are subject to you satisfying the requirements (referred to as Covenants) set out in the transfer deed that forms part of the sale agreement with Story Homes, adhering to any building regulations, and satisfying any planning conditions imposed by the local planning authority. If you require any advice regarding the specific Covenant terms or planning conditions, please speak to your solicitor/conveyancer or check the sale agreement and legal documentation you have received from them. Story Homes is not able to advise you on any legal or planning matters relating to or affecting your home. How can I submit a request to make a change? After you have moved in, you must submit a request to Story Homes’ Technical team for consideration if you wish to make any changes to the exterior of your home, such as adding a shed, changing the front door or building an extension. A copy of the request form can be obtained by emailing service@storyhomes.co.uk. Depending on the alteration, you may also need permission from the local authority. A fee may be payable to Story Homes for administration costs if you apply to make a change to your home. Please check the transfer deed that forms part of the sale agreement with Story Homes for any Covenants to see if they apply to what you want to change. Does my Story Homes’ warranty cover the specification? Your new Story Homes’ warranty covers any defects caused by the workmanship within your new home or failure to meet the warranty provider’s build standards. Many of the products within your home, such as the appliances, come with their own warranty. Please check your responsibility when it comes to activating these separate warranties. Your warranty does not cover anything which you have damaged, installed or changed, within

Where you don’t offer an extra I want to add to my home, are you able to recommend a contractor who will be able to complete this work for me? Our Sales Executives will be more than happy to advise you of any contractors who may be able to provide additional services to you along with those Story Homes can offer, however we must stress that should we provide you with any details this does not constitute a recommendation. All contractors are entirely independent of Story Homes and any arrangements/contracts for works must be made directly between yourself and the contractor. Furthermore, we do not accept any liability or warranty for works carried out. What if I want to use my own trades to do work in my new home? You may choose to retrospectively fit your own appliances or furnishings once you have taken legal ownership of the property. Please note that prior to you taking legal ownership, we cannot allow your own tradespeople to access the property. Before I exchange contracts on my new Story home, what do I need to know about the specification? Ask your Sales Executive as many questions as needed to further understand the final specification and finish of your new home. Some key areas to focus on include: • Layout of your kitchen and bathrooms • Exterior finish of your home • Brands and products we use, the location of appliances and any products which have been changed/ discontinued • Variations between the show home, other developments and your plot Why is my specification different from other developments/plots? The specification we use varies from development to development and plot to plot so it is important that you are fully aware of the exact specification of your home. Why has the specification changed? From time to time we undertake specification reviews to allow us to meet customer demand, ensure regular supply and remain competitive in the marketplace. We aim to communicate this in good time to allow customers to make an informed decision about their purchase. Why does my home look different to the ones advertised? Will my home look exactly like the show home? Computer generated imagery and photography is there to represent your new home. It may not show the exact dimensions, finish or layout of your home as these are not images of your specific plot. The specification of the show home may not be the same as the plot or house type you choose. Story Homes reserves the right to alter our specification at any time. Some of the products you see in our show homes may not be part of our standard specification, may be available at an additional cost, or may no longer be available. Sometimes it may be necessary to make alterations to individual plot specification, where Story Homes is no longer able to obtain a particular product or to obtain it within a reasonable timescale, that does not materially alter the anticipated completion date of the individual plot. In any circumstance where it is necessary to substitute products or materials you will be notified in advance of the changes. If the change(s) proposed significantly alter the design, construction, or materials to be used within the individual plot or substantially alter its size, appearance or value
