Pre-Construction This planning stage includes:
Construction plan review for Code/Accessibility Compliance as well as accuracy based on site walk Adjust scope of work & align budget to ensure lowest cost with highest quality of work to meet any and all requirements Coordination with Design Team (Architect, Engineers, Owners & Consultants) Project Management Our team works together to provide: Logistical support, strategic planning and ability to shift priorities to keep project on schedule Permits & coordination with municipalities Weekly calls to update progress Quality Control
Analysis of green program requirements, state minimum design, sustainability & efficiency standards Create a unit turn schedule for efficient tenant relocation In-House Design Team prepares design concept, renderings, and coordinates with the architect and owner on product selections
Evaluation and coordination of subcontractors
Efficient management of the Draw Process including draw packages, lien waivers, HUD forms (form 2328), Davis Bacon Compliance, Section 3
Close-Out Stabilization Extreme Ownership doesn’t end with construction. In this final phase we: Provide closeout documentation including product manuals, as-built plans, & warranty information Oversee site clean-up, systems training, final inspections Offer continued support throughout the Project Stabilization (Form 8609) and warranty period
