Marcus & Millichap’s New Jersey office, had the listing to market the property on behalf of the seller, a private investor. Gambuzza also represented the buyer in this transaction. The asset is located at 164 Chelton Ave. in Long Branch. It is a two-story, recently renovated, brick building, with on-site parking. It consists of four one-bedroom and eight two-bedroom apartments. “The property appealed to several buyers who were looking for a clean, quiet, and safe investment property,” said Gambuzza. “Ultimately the purchaser was selected based on a combination of price, terms, and the fact that he was completing a 1031 ex- change, giving the seller the certainty of closing.” The Long Branch area ben- efits from recent and contin- ued redevelopment as well as its proximity to Monmouth University, the local train station, andMonmouthMedi- cal Center. n
