Gather Financials and Figure Out How Much You Can Afford

Before you start looking at homes for sale, get your financial house in order. First, request your credit report from all three bureaus (Equifax, Experian, and TransUnion). Comb through each report to ensure it’s accurate — and fix any errors you spot!
Next, compile all the documents you may need to provide to a loan officer, including pay stubs, bank statements, and previous years’ tax returns.

Determine how much of a payment you are comfortable with. Don’t forget you will have taxes and insurance on top of your base mortgage payment!
You can calculate how much you can afford by starting online. There are several online mortgage calculators that will help you calculate an affordable monthly mortgage payment. Don't forget to factor in money you'll need for a down payment, closing costs, fees (such as settlement fees, transfer taxes, lender fees & prepayables plus out of pocket fees, ie appraisal, inspection, etc.) and the costs of remodeling or furniture. Remember that you don't always have to put down 20 percent as your parents once did. There are loans available with little to no down payment. An experienced home loan expert can help you understand all your loan options, closing costs and other fees.

Research Mortgages and Lenders
Credit score and financial documents in hand, you’re ready to start researching options for your home loan. Take advantage of referrals from friends, family and your Real Estate Agent. Finding the right loan officer and lender to work with can not only save you money but also a lot of time, stress and headaches! Working with a seasoned Loan Officer will allow you the comfort of making the best buying decision for your new home plus understanding the financial impact (monthly and long term) this large investment will make on your life.
Find out if you qualify for a special loan, such as a Veterans Affairs (VA) loan or any special home buying financing options through state or federal programs.
Make sure you get a mortgage pre-approval letter — it’ll make you a more competitive buyer.

Find the Right House
Make a list of the things you'll need to have in the house. Ask yourself how many how you currently live in your home, where do you spend the most time? How many bedrooms + bathrooms you'll need and get an idea of how much space you desire. How big do you want the kitchen to be? Do you need lots of closets and cabinet space? Do you need a big yard for your kids and/or pets to play in?
Find the Right House
Once you've made a list of your non-negotiables, don't forget to think about the kind of neighborhood you want, types of schools in the area, the length of your commute to and from work, and the convenience of local shopping. Take into account your safety concerns as well as how good the rate of home appreciation is in the area.
Get a head start by compiling your home wish list.
Spend time in each area, imagining yourself living there.
Find properties in your price range in your preferred neighborhoods.
Visit open houses and/or let's schedule private showings.

Making an Offer
Now that you've found the home you want, you need to be make a formal and written offer. I will provide you with a detailed snapshot of comparable homes in the area and what they have sold for. Once you've made your offer, don't think it's final. The seller may make a counter-offer to which you can also counter- offer. Once you've agreed on all terms, all parties sign off and the contract will be ratified. You'll make an earnest money deposit, which is money that goes in escrow to give the seller a sign of good faith.

What's a Home Inspection?
Home inspections in Virginia are important. During a home inspection, the inspector should thoroughly evaluate the physical structure of the home as well as critical internal systems. While an inspection will give you an idea of a house’s overall condition, it might not uncover hidden problems such as pests, mold or asbestos. It also won’t turn up flaws in areas that are below ground or otherwise inaccessible to the inspector. I always attend
home inspection and highly recommend you make every effort to be present as well. You can follow the inspector around the house and ask questions so you can learn more about your potential new home. Once the inspector completes an evaluation, you will receive a report with the inspector’s findings. Don’t be alarmed if you see a lot of deficiencies noted. We will work together on options and next steps. Home Inspection contingencies allow buyers the option to choose to cancel the sale, negotiate to have the seller make the repairs or provide you a credit at closing.

What is an Appraisal?
An appraisal is not a home inspection, it's an unbiased opinion of your home's value. If you are financing your purchase, your mortgage lender will require an appraisal. A home's appraisal value is influenced by recent sales of similar properties and by current market trends. The home’s amenities, the number of bedrooms and bathrooms, floor plan functionality, and square footage are also key factors in assessing the home’s value. The appraiser must do a complete visual inspection of the interior and exterior and note any conditions that adversely affect the property’s value, such as needed repairs.

FHA loans require an Appraiser certificated and knowledgeable of the Federal Housing Authority's appraisal guidelines. VA Loans requires an Appraiser certificated and knowledgeable with the Dept of Veteran Affairs appraisal guidelines.

Close on Your Home
Be sure you talk to your mortgage banker to understand all the costs that will be involved with the closing so there are no surprises. A good rule of thumb for closing costs (those costs due at closing and outside your required down payment) is between 2.5%-3% or your home's sales price.
