Making an Offer

Now that you've found the home you want, you need to be make a formal and written offer. I will provide you with a detailed snapshot of comparable homes in the area and what they have sold for. Once you've made your offer, don't think it's final. The seller may make a counter-offer to which you can also counter- offer. Once you've agreed on all terms, all parties sign off and the contract will be ratified. You'll make an earnest money deposit, which is money that goes in escrow to give the seller a sign of good faith.

What's a Home Inspection?

Home inspections in Virginia are important. During a home inspection, the inspector should thoroughly evaluate the physical structure of the home as well as critical internal systems. While an inspection will give you an idea of a house’s overall condition, it might not uncover hidden problems such as pests, mold or asbestos. It also won’t turn up flaws in areas that are below ground or otherwise inaccessible to the inspector. I always attend

home inspection and highly recommend you make every effort to be present as well. You can follow the inspector around the house and ask questions so you can learn more about your potential new home. Once the inspector completes an evaluation, you will receive a report with the inspector’s findings. Don’t be alarmed if you see a lot of deficiencies noted. We will work together on options and next steps. Home Inspection contingencies allow buyers the option to choose to cancel the sale, negotiate to have the seller make the repairs or provide you a credit at closing.
