In real estate, first impressions matter — and those begin at the curb. You don't want to leave money on the table, even in a seller's market. Top 3 Updates What will buyers see in exterior photos online and when driving to your house for a showing? Will it add or subtract from their impression of the property value?

Invest a little time and money in these three key elements to create a great first impression and a bigger payoff.

1. Grow greener grass, not weeds Apply a lawn fertilizer that includes a broadleaf herbicide in spring. This adds nutrients while preventing crabgrass and other weeds from sprouting. 2. Spread grass seed Fix brown spots by patching with grass seed or over-seed your entire lawn. Overseeding reinvigorates bare, worn-out lawns. In warm regions, over- seed warm-season grass with cool-season grass for year-round green. 3. Make the cut Dull mower blades create jagged grass edges that quickly turn brown. Make sure you or your lawn service provider sharpens mower blades annually. Only cut one-third of the grass height at a time. Cutting more stresses grass, which also leads to a burnt look. 4. Aerate Lawns become compacted over time, and grass needs air to grow. Aerate in early spring or fall to help your grass breathe. 5. Over the years, I've seen too many dirty, cobweb- covered, paint-chipped, faded, and scuffed-up doors. Buyers start on the wrong foot when entering doors that stick or have broken parts. They conclude the house hasn't been well-maintained. Decisions made in those first crucial moments are difficult to reverse.

1. Upgrade Dated Door Hardware Hardware is the focal and touch point of most doors; cheap doorknobs, knockers, and doorbells downgrade even the nicest door. Invest in quality and raise the value.

2. Buy a New Doormat Welcome buyers with a fresh and classic doormat.

3. Paint The Front Door Studies prove that the right front door color increases offer amounts. Ask your Realtor for help choosing one that works with your house and has mass appeal.

Add Color

Even a little color attracts and pleases the eye of would-be buyers. Add color with flowers. Plant them along walkway borders or around your mailbox. If deer make them a buffet, consider window boxes or entry pots. Your local garden center can advise on the best options for your sun exposure and other conditions.

Bonus Tip

An upscale mailbox, architectural house numbers, or address plaques can make your house stand out. If you don’t buy new, give your old mailbox a facelift with paint and new house numbers.
