manufacturing of consumer items has decreased.However, a substantial increase has been seen in the technology field. The city has many large colleges with technology pro- grams that will attract com- panies interested in locating in our area. The Philadelphia Naval Yard has recently com- pleted a large transaction with an out of town tech firm. The smaller tech companies are also seeking facilities. For the first time ever, in January of 2015 we listed and sold a property in five days. This has never happened to

me in the 50 years of my ca- reer. The property was small (17,000 s/f) in a good loca- tion with 1.7 acres of ground. Industrial properties with ground are very difficult to obtain inside the Philadelphia boundaries. We currently are witness- ing an increase in companies looking for space. The problem is there is a shortage of space available. I spoke to several industrial R.E. brokers who confirmed this fact. The devel- opers and owners of industrial property will soon be building new facilities. Companies will

expand their geographical boundaries in their search for new facilities. Current interest rates on industrial loans are very at- tractive at this time which
