CM AT RISK As Construction Manager at Risk, Key is your partner in the construction process, working closely with all project stakeholders to guide the project from idea, to design, to construction. Our process is completely open- book and transparent, and all savings are retained by the owner. PRECONSTRUCTION Key provides master planning, budgeting, scheduling, market analysis, bid package and procurement planning, constructability reviews, life cycle cost analysis, logistics planning, diversity and inclusion planning, and virtual design and construction services.
CM ADVISOR / AGENCY For projects where the owner wishes to retain direct control of all project trades yet wants the services of a Construction Manager, Key acts as an extension of the Owner’s staff.
DESIGN-BUILD Through the design-build process Key provides both design and construction services, giving our clients a single point of contact and an accelerated project delivery.
DESIGN-BID-BUILD For clients who prefer the traditional “Bid” method, Key acts as General Contractor. Our involvement in this market sector “keeps our pencil sharp” and helps us stay on top of cost trends in the construction marketplace.

Communications/High-Tech construction is driven by deadlines. Precise execution of technical specifications is critical to success when building for the communications and high-tech industries. At Key we understand the construction of buildings whose owners’ business plans are built around a calendar. We have worked diligently to maintain our reputation as a firm that understands the complex needs and challenges of our clients.
Our philosophy of construction: Do what it takes. We believe in communication, through progress meetings with owners, scheduling updates, and daily coordination among subcontractors. We maintain long-standing associations with those subcontractors and preferred suppliers.
Key Construction executes a majority of our projects within live Mission Critical facilities. Down time is not an option, so project planning is of the utmost importance. Our teams work hand in hand with our trade partners and clients to work through the MOP process before every critical activity. These MOPS will be detailed down to the minute including the tools required to be used and multiple back out plans should the MOP fail. Our VDC teams can utilize laser scanning and the coordinated BIM models to check tolerances and maneuvers for even the most complex tasks.

Virtual Design + Construction
Using Key Construction's in-house laser scanning and BIM services, we can create as- built models of facilities to virtually plan out a project and coordinate new systems around existing conditions.
M.O.P.'s can include a video file of the work to take place using the actual conditions of the project, taking into account every facet of a project around critical elements. This ensures that the entire team can visualize the work to take place and eliminate any interpretation.

5G LAB CHAMBERS
5G Lab Chambers - Southlake, TX This project involved the installation of four new 5G lab chambers and modifying the existing mechanical, electrical, and fire protection systems to fit their location. We modified the ductwork and updated the BAS system to support the HVAC changes made for the new chambers. The existing fire alarm and sprinklers were also modified to accom- modate the chambers. To meet the power requirements of the new chambers and UPS, power electrical panels were installed. New lighting was added per the 5G chamber layout, and new cable trays were installed to support the cham- bers. The project was completed within the timeline and budget, and all work was carried out to the highest standards of quality and safety.

811 LOUISIANA
811 Louisiana - Houston, TX This project is a mechanical upgrade that involves changing out three cooling towers on a 33-story building in down- town Houston. Each unit needed to be replaced individually due to the complexities of keeping all the equipment on- line, with no downtime, during construction. There are only three cranes in the state of Texas that can handle this type of lift. We started on a Friday night by closing streets and assembling the crane. We then removed the old equipment and installed the new equipment on Sunday.

CORONA EXPANSION
Corona Expansion - Arlington, TX This 42,000 SF project is a complete build out of the existing data center, in multiple phases. All work was completed while the facility was operational. The work consisted of redundant electrical services, new phase C&D electrical distribution gear, three 2,500 KW generators with fuel systems, fire suppression systems, fire alarm systems, DX CRAC units for each phase buildout, DC Power Plants for each phase, power to floor equipment via buss duct and power inverters, as well as cosmetic upgrades to paint and flooring. The project duration was 24 months.

MOBILE SWITCH CENTER
Mobile Switch Center - Lubbock, TX This mobile switch center is CMU with masonry veneer totally 20,000 SF under roof. The finish out included roughly 5,000 Sf of office and conference room space and 15,000 SF of open warehouse.

NISD NETWORK OPERATION CENTERS JUSTIN, TX
Northwest Independent School District These two 2,200 SF data centers were built inside a CMU structure and both have a 750 KWh natural gas generator providing emergency power to all electrical and mechanical equipment. Each data hall was built on a raised floor backed up by a 150 KWh UPS emergency battery backup, cooled by three 20 ton CRAC units, protected with clean agent fire suppression systems, and are all monitored and managed remotely by a proprietary data center infrastructure management (DCIM) software package.

WIRELESS MSC REMODEL
Wireless MSC Remodel - Shreveport, LA Mechanical and electrical upgrades were performed to this existing Mobile Switch Center. The project included the following: installation of a new electrical service and new electrical distribution gear in a new electric room; installation of two new 2Megawatt gensets with base tanks and all associated fuel monitoring and alarm equipment; modifications to the existing mechanical systems including installation of new units for new spaces and connections and tie in to the existing BAS system for controls and alarms; modifications and additions to the existing fire suppression and detection systems for the new spaces; power cut over during maintenance windows of all existing electrical panel boards to the new electrical service and electrical distribution equipment.

Remodel - Fort Worth, TX T-Mobile was a complete remodel of an existing facility. The project included all new mechanical equipment, all new electrical utility feed to the building along with 2-2MEG generators and switch gear. We also added a new mechanical platform on the roof. The roof is a complete tear-off and install.
CRAC Additions - Lewisville, TX We’ve added 3 new 40 ton CRACs to an already occupied space in a DATA hall. We made provisions to ensure that no dust intruded the space or that cooling was lost due to walls and computer flooring modification. The featured image depicts the amount and size of pipe that went in for just 3 CRACS as-well-as the small space we had to work inside of.

Key has a total uncompleted work program of $225 million. Our single project bonding size is in the $100 million range.
We have relationships with more than 16,000 subcontractors nationwide. However, we will always canvass the local subcontractor market to ensure the most competitive bids, as well as to support the local business community. Where does Key get its subcontractors?
Does Key self-perform any work?
Key Construction will self-perform all Project Management and Supervisory responsibilities associated with your project. In today’s economy we have found that General Contractors can be more cost-effective utiliz- ing the highly competitive subcontractor market. It is the trend of the overall construction industry to self- perform less and less work, which allows us to rely on experts in each facet of construction. If we determine that it is in the best interest of the project to self-perform a portion of the work, we will competitively bid that portion of the work against subcontractors, to insure that you are getting the “Best Value”.
Where does Key do business?
We have offices in Wichita, KS; Dallas/Fort Worth, TX; and Tulsa, OK. We are licensed in over 36 states and have built projects all over the country.
How does Key staff their projects?
One of our highly-qualified Superintendent’s is on-site from start to finish on every project. Our Key Superin- tendent will supervise and coordinate all field activities, personnel, and subcontractors focusing on quality assurance, safety, and meeting the project schedule. A Project Manager is assigned to every project, visiting the site every other week, or more frequently if needed. The PM provides direction to the on-site project team and serves as a liaison to the Owner, Architect, Engineers and other stakeholders to facilitate all construc- tion activities. A full-time Safety Director makes frequent visits to every site to ensure all safety measures are being implemented and managed.
