Vision Journal

W hen we talk about vision, we often think of far-off goals and dreams that live on the horizon, pulling us forward. But vision is more than a destination; it’s a way of seeing. It’s the belief that what we imagine can take shape, that tomorrow can be brighter if we dare to dream it into being. Dreams are what give us direction, but vision is what gives those dreams life. Vision is both personal and communal: it asks us to look inward at what we hope for ourselves, and outward toward what we can create together. I was reminded of this truth in my hometown, Stuart, Florida. It holds a piece of my heart. There’s something about walking downtown with the scent of salt in the air and music drifting out from a small café that feels right. People wave. They talk to you. Not because they have to, but because that’s who they are. I love it here because it reminds me of what’s important. Real connections and slowing down and enjoying the moment… and isn’t that what vision really is? As we look ahead, may we hold fast to our dreams, nurture our vision, and stay grounded in the simple joys that remind us why we dream in the first place. —Glen Fetzner Note From the Editor

8 reputation, and repeat performance.” “ In the polished corridors of South Florida’s luxury real estate market, few names command as much quiet authority and proven excellence as Kim Spears. With over three decades of experience, Spears has cultivated not only a robust business but also a sterling reputation—grounded in authenticity, discretion, and an almost intuitive understanding of the high-end residential market. From Palm Beach to Vero Beach, and with a particular VOL. 1 Vision KIM SPEARS The Quiet Force Behind Florida’s Luxury Real Estate Boom I My business model is not built on transactional churn. It’s built on relationships, fondness for Stuart and Sewall’s Point, Spears has become a trusted advisor to an elite clientele— delivering more than transactions, but long-term value, lifestyle alignment, and a level of service that is both comprehensive and deeply personal. AN UNSCRIPTED ASCENT TO THE TOP Unlike many in the luxury segment who arrive via privilege or proximity, Spears’ rise was forged through strategic reinvention. Originally a commercial real estate banker and nancial strategist, she pivoted into residential sales to balance career with family life. “It wasn’t part of some long-term plan,” Spears reects. “Real estate found me, and I found it—and I never looked back.” is serendipitous entry eventually evolved into a focused mastery of the luxury sector, where she now exclusively operates. She le behind a protable mid-market portfolio to build credibility in the high-end space—an intentional risk that, over time, has solidied her as one of the Treasure Coast’s most respected and eective brokers. FLORIDA’S MARKET, THROUGH A SOPHISTICATED LENS Few understand the nuanced shis in South Florida’s luxury market like Spears. As a seasoned observer and local expert, she oers clients a clear-eyed view of where things stand—and where they’re heading. “Everyone wants to talk about interest rates,” she says. “But for our market, the real issue is aordability and value perception—particularly in light of inated COVID-era expectations.” For Spears, interest rates hovering around 6–7% are not the primary impediment. It’s insurance premiums, property taxes, and the cost of materials that are shaping buyer behavior. She remains bullish on the long-term prospects of the Treasure Coast, particularly areas west and north of Palm City, citing increasing demand from sophisticated buyers relocating from Canada, California, and the Northeast. “is region is transforming rapidly. e buyers are already here. e full impact of that migration will reveal itself within the next two to ve years.” continued –

DESIGN, DETAIL, AND THE POWER OF PRESENTATION

Staging, curation, and aesthetics play a central role in Spears’ strategy. With a background in fashion and interior design, she understands that luxury buyers are buying more than square footage—they’re buying ambiance, identity, and emotional resonance. “I name my listings. I give them character,” she says. “People laugh at rst, but they remember it. It’s part of positioning a home as a lifestyle—something distinct, aspirational, and ultimately unforgettable.” Her commitment to visual storytelling extends to media. A pioneer of real estate video marketing in her region, Spears leverages drone footage, cinematic walkthroughs, and robust social media outreach to reach a global audience. Her authenticity and insight have garnered tens of thousands of views, proving that elegance and honesty are not mutually exclusive.

THE REALITY BEHIND THE GLAMOUR

While the homes she represents oen exceed $10 million, Spears remains grounded—and deeply committed to her clients. She’s not one for scripted drama or television-style posturing, even as she’s been approached for reality programming. “I’m not interested in the show,” she says. “is is real life. My clients entrust me with their most signicant assets. at trust comes with responsibility, not spectacle.” Her approach reects a larger ethos: real estate at this level isn’t about ego—it’s about execution. It’s about protecting legacy, stewarding wealth, and aligning personal narratives with extraordinary properties. continued –

RYAN BROWN BRANCH MANAGER & DIVISIONAL VP OF CROSS COUNTRY MORTGAGE

561.253.1807 |4273 Northlake Blvd, Palm Beach Gardens

VOL. 1 Vision

24

For more than two decades, Ryan Brown has been helping Floridians unlock the power of homeownership. As Branch Manager and Divisional Vice President at CrossCountry Mortgage in Palm Beach Gardens, Ryan has built a career on guiding clients through one of life’s most important financial decisions—buying a home. But his story extends far beyond mortgages. From competing in Muay Thai matches in Thailand to running a farm filled with alpacas and llamas, Ryan embodies a life defined by resilience, discipline, and a passion for community.

BUYING SMART IN TODAY’S MARKET Ryan believes the time to buy is now. While many wait for interest rates to drop, he cautions that hesitation can cost more in the long run. Homes in Florida continue to appreciate 3–5% annually, and right now buyers often have the chance to negotiate concessions or price reductions—advantages that will disappear once rates decline and demand rises. “Most millionaires in America built their wealth through real estate,” he says. “Ownership builds equity and creates opportunity. It’s one of the most powerful tools for long- term wealth.” A FIGHTER'S MINDSET Ryan’s lessons in resilience don’t just come from real estate. For nearly two decades, he has trained in Muay Thai boxing, even competing professionally in Thailand. Though he no longer fights, he still trains weekly with his children. “Fighting teaches resilience,” he reflects. “Sometimes you get knocked down, you’ve got to get back up. That’s true in the ring and in real estate.” LIFE ON THE FARM Perhaps most surprising, Ryan and his wife, Renata, are also farmers. His Palm Beach Gardens property is home to alpacas, llamas, mini donkeys, emus, and more. The farm doubles as an Airbnb retreat where guests can enjoy a “farm stay” at The Blessed Lamb Farm among the animals. “It’s a passion project,” Ryan says. “We love the animals, and we love giving people a place to connect with something simpler and grounding.” LOOKING AHEAD As rates shift and the market evolves, Ryan continues to guide buyers with a mix of expertise, empathy, and discipline. Whether helping a first-time buyer, a relocating family, or a seasoned investor, his message remains steady: prepare, be patient, and step forward with confidence. At work, in the ring, or on the farm, Ryan Brown lives by resilience—and shares it with everyone he meets.

Sip, Shop, Stro: Your Guide to Downtown Stuart by Lucy Dodd If you’re looking for the perfect way to spend a weekend, Downtown Stuart is honestly my favorite. There’s just something about walking down Osceola Street, popping into the shops, and grabbing coffee from a local spot that instantly makes you slow down and enjoy the day. F or me, a perfect Saturday morning starts at Googan Coffee. Their bagel bombs are a must, warm, flavorful, and the perfect

If you’re in the mood to dine on the water, I love Hudson’s Tiki Bar or Waterfront, both are beautiful spots to enjoy fresh food while soaking in riverfront views. After a full day of shopping, winding down with a meal is essential. The Gafford is a longtime favorite; the food is consistently amazing, and it has that laid-back, local feel that makes you want to linger. A newer spot I’m loving is Coventry Café, a Modern American, farm-to-table restaurant right in the heart of downtown. They use fresh, locally sustainable ingredients and proteins, and it’s cozy enough to just relax and reflect on your finds from the day. For a view with your meal, Sailors Return is also delicious, you can enjoy something tasty while watching a truly beautiful sunset over the water. Sundays are special too, with the Rockin’ Riverwalk and the farmers’ market bringing music, fresh local produce, and riverfront energy that feels like the heartbeat of the community. What I love most about Downtown Stuart is how it makes you feel connected, to the people, the shops, and the little moments that make life feel slower, sweeter, and more vibrant. Every purchase you make, every coffee you sip, supports local businesses that give the town its character. By the time you leave, you’re not just carrying home unique finds…you’re carrying a piece of the community itself.

little breakfast to grab on the go, and while they always have seasonal drinks, my personal favorite is the Square Knot Latte iced. It’s that perfect balance of smooth and sweet that sets the tone for a day of exploring. Downtown Stuart is packed with great shops, but there are three boutiques that everyone absolutely must add to their list: April Daze, Tootsies, and Gypsea Cottage. April Daze is charming, lively, and full of unique finds, perfect for gifts or treating yourself. Tootsies has the best shoes in all of Stuart, carrying well-known brands ranging from comfort classics to the latest trends, plus adorable clothes and accessories. They even offer mani and pedi services, making it a one-stop shop. And Gypsea Cottage is the cutest store, carrying a boho-chic selection of clothing, gift items, and home décor. You never know what special hidden gem you’ll stumble across shopping at these three boutiques. For lunch, there are a few perfect options depending on your vibe. Luna’s Pizza is a classic, grab a slice at the window and some garlic knots for a quick, casual bite. Osceola Street Café is another favorite of mine; they always have the best specials, and I love ordering lunch from them whenever I can.

YOGA with Nicole Vallely My journey with yoga is timeless. It’s not about arriving somewhere—it’s about continuing to return, again and again, to what matters most.

VOL. 1 Vision

42

I was 16 when I took my first yoga class at my dance studio. I expected some light stretching, but what I found was something far more powerful. As a dancer, I was used to moving with discipline and grace, but yoga offered a different kind of connection—a deeper awareness of breath, stillness, and intention. I didn’t know it at the time, but that class was the quiet beginning of a lifelong journey. In my early 20s, I reached a point many people face—uncertainty about what direction to take in life. Everything felt unclear, except one thing: my yoga practice. It remained a constant. Whether I practiced every day or once a week, the mat was always there, offering space to breathe, to be, and to reset. I didn’t know what was next, but I knew yoga was helping me stay grounded through it all. Then one day, while scrolling Instagram, I saw a post about a 200-hour Yoga Teacher Training. It felt like a sign. Without hesitation, I knew— this is where I’m supposed to be. I wasn’t sure where it would lead, but I felt called to dive deeper. What had once been a personal practice was starting to evolve into something I wanted to share with others. In 2021, I began teaching at Village Yoga in Tequesta. That experience became more than I could have imagined. It was no longer just about postures or sequences—it was about building community, holding space, and guiding others in their own self-discovery. Teaching yoga isn’t about being perfect. It’s about being real, showing up fully, and creating a space where others can do the same. Now, as I complete my 500-hour Yoga Teacher Training, I’m reminded that this practice is never- ending. There’s always more to learn, more ways I

to grow, and deeper layers to uncover. Yoga has expanded far beyond the mat for me. It’s how I breathe through challenges, how I listen, and how I move through the world. Yoga has taught me that strength can be soft, that discipline can be compassionate, and that grace isn’t something you perform—it’s something you embody. It’s a practice that mirrors life: full of ebbs and flows, stillness and motion, letting go and returning. When people ask me why I teach yoga, the answer is simple: because it changed my life. Not in one dramatic moment, but through small, consistent shifts that brought me home to myself. If I can offer even a piece of that to someone else, then I know I’m exactly where I’m meant to be. Consistent Meals Consistency in feeding times is beneficial to dogs, who tend to prefer routine in their lives to alleviate stress. Scheduled mealtimes may help with digestive health by regulating bowel movements. Plus, rather than “free feeding,” which means leaving a food bowl out all day, scheduled meals can prevent overeating and a healthier routine. Oer Treats Sparingly Every now and then oering a dog a treat of human food can fit into a healthy lifestyle. Although many human foods are unsafe for dogs, plenty are perfectly fine to eat. When supplementing with these foods, pet owners should adjust dog food portions to balance out the meal. Many vets recommend that treats comprise no more than 10 to 15 percent of a dog’s daily caloric intake. e pet supply company Chewy recommends these items as “people food” for dogs, but dog owners should be sure to check with their vets before introducing any new food into their dogs’ diets. The recipe for healthy dogs begins with food

A healthy diet for a dog involves portion control, high-quality food, consistent feedings, and infrequent, healthy treats. Partnering with a veterinarian can be a good way for dog owners to maintain their focus on a dog’s individual needs and weight to ensure a long, healthy life.

The Dolphin Bar’s Sunday Ritual in Martin County Brunch with a View

Sunday brunch at The Dolphin Bar & Shrimp House in Jensen Beach offers more than just a meal. It offers a story. A story woven with Old Florida charm, cinematic history, culinary indulgence, and sweeping waterfront views that make time pause just long enough for another mimosa. Locals know it. Visitors find out quickly. And anyone who’s ever been knows: brunch at The Dolphin Bar isn’t simply a meal, it’s an event. To understand the magic of The Dolphin Bar, you must first meet its original muse, the legendary actress Frances Langford. A radio, film, and television icon of the 1930s and ‘40s, Langford lit up screens with her golden voice and magnetic charm. Best known for her roles in wartime musicals and her tireless efforts entertaining troops with Bob Hope’s USO tours, Langford became one of America’s most beloved stars. But off-screen, she found her heart’s home in Florida. Langford eventually settled in Martin County, where she and her third husband, Ralph Evinrude, became pillars of the coastal community. Evinrude was no stranger to fame in his own right. He was the chairman of Outboard Marine Corporation, the maker of Evinrude outboard motors, a name synonymous with American boating. It was a fitting union. She brought the star power, he brought the engines, and together, they brought a legacy to life on the Indian River.

Polynesian elegance with classic Florida ambiance. The restaurant on site quickly became a gathering place for celebrities, boaters, and locals alike. Ralph Evinrude’s influence was unmistakable. With its prime location along the Intracoastal Waterway, the resort catered directly to the boating community. Guests often arrived by boat, tying up at the dock before stepping inside for a seafood feast. After Frances Langford’s passing in 2005, the restaurant was lovingly restored and reimagined as The Dolphin Bar & Shrimp House. The spirit of the Outrigger and the Langford-Evinrude era still pulses through its wood-paneled walls and riverfront decks. Today, diners can browse a mini-museum of framed photographs, memorabilia, and vintage motor displays that quietly nod to Evinrude’s legacy and Langford’s luminous career. It’s more than decor, it’s storytelling with a sense of place. The connection to boating remains just as strong, with docking available for brunch guests and frequent sightings of yachts, fishing vessels, and dolphins dancing through the tide. Come Sunday morning, the Dolphin Bar becomes a lively celebration of local flavor and laid-back elegance. The air is perfumed with fresh coffee and salty breezes, the sun shimmers on the water, and the clinking of champagne flutes rings across the deck.

In 1961, the couple opened The Outrigger Resort, a sophisticated waterfront getaway that blended

The brunch menu offers a wide array of indulgences, from freshly baked pastries and stone-ground grits to tender shrimp sautéed in lemon butter and the ever-popular crab cake Benedict. The culinary team balances old favorites with seasonal specials, ensuring that even longtime regulars find something new to savor. Guests sipping tangy Bloody Marys or tropical mimosas can enjoy everything from banana-stuffed French toast to seared scallops with sweet corn hash. The service is gracious, the portions generous, and the view, spectacular. The magic of the Dolphin Bar lies not just in what’s served on the plate but in what surrounds it. Floor-to-ceiling windows invite diners into a living postcard of the Indian River Lagoon. Outside, palm fronds sway, seabirds glide, and on lucky days, dolphins break the water in pairs, as if in tribute to the famous couple who once called this place home. Ralph Evinrude’s boating legacy is etched into the very geography of the space. Just steps from the bar, you can imagine the hum of an outboard motor easing up to the dock, a nod to a time when luxury was measured in horsepower and hospitality. The restaurant’s commitment to seamless boat access isn’t a modern feature, it’s an homage to its past.

of food, history, and waterfront relaxation. But for everyone, it’s a connection to the golden age of Hollywood, to Florida’s boating heritage, and to the enduring love story between Frances Langford and Ralph Evinrude. As the last bite is taken and the final toast made, guests walk away with more than just a satisfied palate. They carry with them a taste of tradition, a slice of history, and the unmistakable charm of one of the Treasure Coast’s most treasured gems.

the ESPRESSO SHOWDOWN

In a town where coffee is more than just a morning ritual, three local favorites—The Googan, Gilbert’s Coffee, and The Roasted Record—went head-to-head in a blind espresso taste test hosted by Megan of the Coastal Pearl Podcast. With nothing but aroma, flavor, and texture to guide her, Megan set out to crown Stuart’s best espresso. THE CHALLENGE Armed with three unmarked mugs and an open mind, Megan judged each espresso without knowing which café it came from. Her criteria were simple: aroma, taste, and texture, each scored on a scale from one to ten. What unfolded was not only a caffeine- fueled adventure but also a sensory journey that revealed just how distinctive each café’s espresso truly is. THE CONTENDERS The Googan, known for roasting its beans in-house with an environmentally friendly Bellwether Roaster, has built a strong reputation for quality and consistency. Gilbert’s Coffee stands

as a local staple, celebrated for its rich blends and strong brews. Meanwhile, The Roasted Record offers a creative space where music and coffee harmonize, serving up unique blends that cater to adventurous palates.

ESPRESSO 1 From the very first sip, Megan was struck by deep chocolate notes and a bold, almost decadent flavor. “I could probably do a lot of calculus after this,” she joked, energized by its strength. Despite its slight bitterness, the balance of boldness and chocolate richness won her over ESPRESSO 2 The second cup was a complete contrast—fruity, acidic, and powerful. The aroma hinted at brightness, and the taste delivered a sharp zing that lingered. While she admired its intensity, Megan admitted it wasn’t her favorite flavor profile ESPRESSO 3 The final contender offered subtle chocolate hints with nutty undertones, landing somewhere between the richness of the first and the sharpness of the second. Lighter and less intense, this cup struck a pleasant balance AND THE WINNER IS When the mugs were revealed, the champion was clear: The Googan’s espresso took the crown. Its chocolate-forward, bold yet balanced flavor won Megan’s highest praise. And with good reason—The Googan doesn’t just serve coffee, they roast it themselves, ensuring consistency and quality. Their electric roasting method not only preserves flavor but also reduces environmental impact, making every sip as responsible as it is delicious.

The blind test highlighted something deeper than competition—it showcased the diversity of Stuart’s coffee culture. From fruity acidity to chocolate richness, each café brings its own artistry to the craft. And for coffee lovers, that means one thing: in Stuart, there’s an espresso for every taste.
