S torytelling is at the heart of Focal Point Productions’ mission. Using a perfect blend of entertaining and informative video work, the production company brings their clients’ stories to life. Focal Point Productions also utilizes livestreaming – a medium that has grown in popularity since the onset of the coronavirus pandemic – at hybrid or in-person events, press conferences, fundraisers and seminars.

Based in Maryland, the company films both in house and out in the field, with the team traveling around the Baltimore/ Washington, D.C., metro area, as well as New York, Florida, Dallas, Chicago and even Atlanta. Wherever a client’s story is, Focal Point will be there to capture it. Marty Jenoff, president of Focal Point Productions, said having a flexible space to fill all of the companies’ needs was integral. Through working with St. John Properties, Focal Point’s build-out consists of two studios – one with different backdrops that can be used as a green screen. The space also contains two control rooms to direct live shows or streams. “We have the ability to do two shows at the same time. Whether those shows are using the studios or maybe it’s a completely virtual production where we’re bringing in remote guests via Zoom or Skype and mixing them together to do a town hall or live production.” Additionally, Focal Point Productions’ space includes editing suites, a storage room, a kitchen and a

dressing room, so clients can get ready before filming. St. John Properties worked alongside Focal Point Productions to customize their suite by installing lighting grids in the studio, which have made lighting more feasible and eliminated potential safety hazards. “Both studios have a 2-inch steel pipe lighting grid that we can use to hang all of our lights; if we didn’t have these lights hanging from the ceiling, we would have light stands on the floor, and it would really impact our ability to move around and do our jobs.” The lights can also be controlled from a phone app, so staff members don’t have to use a ladder to adjust them. St. John Properties also installed acoustic insulation in the studios, which has made a difference in eliminating background noise and sounds from other rooms. The Business Center at Owings Mills location is adjacent to Stevenson University, which has a large film and video program. Focal Point Productions

has been fortunate to have one or two interns each semester to help the team at the office. The company has proudly worked with a number of other local universities, foundations and community organizations, as well as national organizations, including TikTok, Apple TV, the New York Historical Society and The Atlantic . “We looked at a couple of spaces, but once we walked into this space, we were sold. We knew that it had potential, and St. John Properties has helped us see that potential.”

Throughout all their growth, Audio- Video Group has developed a close relationship with the St. John Properties team as the team has helped to expand their physical space. “They gladly worked with my young and growing company to maximize space while controlling costs,” Johnson said. “They truly are a partner with our business, and have been accessible for any questions or concerns as we’ve grown over the 21 years since we

moved in. We also enjoy the opportunities to engage with the St. John Properties team through picnics and other events.”

“Each and every day is something new for us – we could be in a large, robust cell therapy lab in Santa Monica, California, one day, and a small steel manufacturing facility outside of Milan, Italy, the next day. Every story is different than the last, and having the opportunity to be trusted by our clients to effectively tell those stories never gets old!” said Brown. Black Oak Visuals worked with St. John Properties to find their first office space. Because most of their clients aren’t within driving distance, the company prioritized a space that was close to the airport and also centrally located for their employees. While some employees work virtually, the location is still perfect for team members to get together, or to service clients. “This was the very first office space for us, so we didn’t know what we didn’t know. St. John Properties guided us as we built out certain areas, took down

certain walls and upgraded the lighting. We signed the lease only having one employee three years ago, and they’ve been a great sounding board for us as we quickly grew to five,” said Brown. “The St. John Properties lease process has been an extremely pleasant experience thus far!
