St. John Properties Plans to Speculatively Develop More Than 1 Million Square Feet Across National Portfolio

St. John Properties Enters Florida Market Attracted by land availabilities, climate and long-term growth prospects of the region, St. John Properties opens new Tampa office and is now active in 11 states. St. John Properties is immediately pursuing land acquisition opportunities to fulfill its speculative development strategy throughout Hillsborough, Manatee, Pasco and Polk counties in the greater Tampa metropolitan area. Michael Sacks, who earned undergraduate and graduate degrees from the University of Florida, will lead day-to-day operations of the new Tampa office as regional partner, with responsibilities including site and property acquisition, development, construction, marketing and leasing, and property management.
St. John Properties Inc., has announced its intentions to speculatively develop 26 buildings, totaling more than 1 million square feet of commercial space across its national portfolio in 2023. This follows the delivery of 18 buildings comprising more than 620,000 square feet of speculative commercial space and the acquisition of three commercial portfolios totaling 225,000 square feet in 2022. The company opened new regional offices last
year in Austin, Texas and Raleigh, North Carolina. Since 1971, St. John Properties has developed more than 23 million square feet of space with plans to grow the size of their portfolio to more than 40 million square feet.

St. John Properties Acquires Three-Building Portfolio in Anne Arundel County
St. John Properties Inc., has acquired Aviation Business Park, a three-building portfolio in Anne Arundel County, Maryland, comprising over 120,000 square feet of commercial office space for an undisclosed price. The portfolio consists of 6956 Aviation Boulevard, a single-story building comprising 54,310 square feet of space; 6958 Aviation Boulevard, a 35,361 square foot single-story building and 6960 Aviation Boulevard, a single-story building totaling 30,613 square

feet of space. The assets are located adjacent to St. John Properties’ Cromwell Business Park, a 165-acre mixed-use business community totaling nearly 1 million square feet of flex/R&D, commercial office and retail space.

The company will occupy 8200 Highway 44, a single-story building containing 33,120 square feet of flex/R&D space.
Ten-Court Pickleball Facility to Open in Anne Arundel County
Maryland entrepreneur Timothy Schnupp recently turned his attention to a rapidly growing industry where he believes the “sky is truly the only limit” – pickleball. Together with investors Jimmy Hall and Sonny Tannan, both highly recognized and accomplished players and coaches in the pickleball community, the group intends to operate a 10-court facility within I-97 Business Park. Plans are underway for the Phase I opening of The Dink of Severna Park, within 22,917 square feet of space at 254 Najoles Road in Millersville this summer. Schnupp became passionate about pickleball after a neighbor asked him to participate
in his community’s local pickleball league in Shipley’s Choice, which started with six people but had quickly ballooned to 120 local residents, with a long waitlist to join. “You don’t have to invest countless hours on the weekend like you do with other sports,” said Schnupp. According to the Sports & Fitness Association, pickleball is “the fastest-growing sport in America with growth approaching 160 percent over the past three years.”
