The Story Behind My Nickname HOW DARIN ‘THE TRAIN’ GARMAN CAME TO BE
Last fall, I got a crazy idea: I decided to do The Murph Challenge three times a week for three months. Every Monday, Wednesday, and Friday, I strapped on a 20-pound weighted vest and ran the gauntlet.
my old man body — I’m in my mid-50s now — was skipping the vest every other week.
top of The Murph, I ran a half-marathon and did a 100-mile bike ride in July — just to prove The Train could still go down the tracks. This year, I’m working on bench pressing 250 pounds before March 1, and I apply the same mindset to improving my mental clarity and business performance. Like fitness, success in investing is all about discipline and consistency. You have to put in the effort to get results! The level of effort can vary — maybe you want to be a hands-on landlord, or perhaps you want my team in the Heartland to make the whole process of owning multifamily properties easy for you — but the effort has to be there to some degree consistently, day in and day out, if you want to succeed. You probably know that, and I hope you’re already doing it. But even if you’re not an investor in one of my projects yet, I will keep being The Train and pushing full steam down the tracks. I can push YOU forward and help you stay motivated, too. You just have to give me the chance. –Darin Garman
Each time I finished The Murph, I sent a video or photo out to a couple of people on my contacts list as proof I’d “done the thing” in my Adam Sandler T-shirt and shorts. I wanted to show I was still kicking, and if I could do something like this, they could do it, too. They usually shot back messages like:
• • • • •
A 1-mile run 100 pullups 200 pushups 300 squats
Another 1-mile run
“He’s doing it!” “Keep going down the tracks!” “Look at The Train go!”
My friends and family have called me “The Train” for years. It started because I’m always sharing my progress with them, whether physical or mental. One day a relative said, “Darin, you’re like a diesel engine going down the train tracks. You’re always working on yourself, and you never run out of steam!” I’ve got to say I’m a big fan of the nickname. I DO think of myself as a diesel engine. I’m constantly working, constantly going, and constantly pulling myself and others around me in the most advantageous direction. My drive is the most obvious when it comes to my physical fitness. I’m always doing something extreme to keep myself in shape! Last year on

My home gym got sweaty, fast! The challenge is a real bear. By the time I got to the last mile run around the golf course near my house, I felt like my knees would give out. But I did The Murph again and again. The only concession I made for

RETURN TO WORK RECHARGED Take Time to Unplug!
Though technology makes everyday tasks a bit easier, sometimes, the best thing a business owner can do is unplug and recharge! Running a business is a time-consuming and stressful effort. But by stepping back, you can reset and get a fresh perspective on your work. START SMALL. Create small habits if you can’t go an entire day without technology! Try starting your morning completely unplugged until you get into the office, or step away from your devices for an hour or two during the day. When you start small, you can build from there! SCHEDULE EMAIL TIME. We are all too familiar with an overwhelming email stream. We wake up and fall asleep to it, and if we’re not careful, the constant interruptions can run our entire day! If you want to cut down on screen time, schedule email checks. You can make a commitment to address them in the morning or maybe the late afternoon.
But during after-hours, establish a hard cutoff time! Inform your employees and clients of your available time frame — set an expectation for more productivity and communication. CHOOSE A SECOND IN COMMAND. Suppose you’re dedicated to checking out now and then. In that case, it can be beneficial to have someone handle anything that may arise. Consider someone trustworthy and reliable, and give them an overview of day-to-day operations. You can explain what can and cannot be done and alert other employees that all questions and concerns be directed to this person. MAKE TIME FOR YOURSELF. When you’re at work, your main priority is to focus on your business and clients. But when you pack up and head home, you must take time for yourself! Do activities you love, spend quality time with family and friends, and put away your laptop and phone. That email or call can wait until the next business day begins.
Pulling the plug on technology can feel intimidating as a business owner, but give it a try! You may be surprised at how refreshed you feel returning to work.
WILL YOU FOLLOW IN HIS FOOTSTEPS? Warren Buffett’s ‘Boring’ Investment Bets
So, why did Warren Buffett, one of the world’s smartest investors, invest over $140 million and loan an additional $400 million to Media General Inc., the owner of 60-plus newspapers nationwide? Obviously, Buffett is no dummy. He would not be putting up this kind of money for a “boring” newspaper business unless there was money to be made! This pretty much typifies Buffett. The vast majority of his investments are “boring”: newspapers, banks, furniture stores, utility companies, Johnson & Johnson, and many others. There isn’t much in the way of FLASH in these investments. There are no new internet IPOs or large tech holdings. Buffett has made himself and his shareholders a ton of money on investments that have one thing in common: They’re BORING! This very idea is what makes owning and investing in real estate here in Iowa so attractive — and so profitable.
Iowa is one of the most boring places in America. Investing here is not “following the crowd,” and that’s exactly why it creates opportunities! People who follow the crowd usually get in when the price is too high and sell when the price is too low. If you go your own way and pick the “boring” investments, they’ll perform better and more consistently than the popular ones. Your motto for the rest of the week — heck, for the rest of your investment life — should be, “Go ahead, bore me!” This outlook and philosophy pays, and Warren Buffett knows it. Now’s the time to follow his example and start your “boring” investment life! Providing you boring yet profitable returns the crowds have no idea about, even in this economy, –Darin
Our newspaper arrives around 5 a.m., and I’m an early riser. So, on many mornings, one of the first things I do after I pour myself a hot cup of coffee is read the newspaper. Let’s just say I do a good job keeping the paper recycling business busy. But recently, I’ve noticed the newspaper industry is slowly fading away.
Newspapers are old and boring — the internet is new and exciting. At least, that’s how it seems.

SOLUTION
Iowa is a state of many mysteries, but this is one of the biggest: Why on Earth is Iowa known as “The Hawkeye State”? Even locals and historians aren’t sure, but they have guesses! Here are a few of our favorite theories. 1. THE CHIEF BLACK HAWK THEORY — National Geographic theorizes the name may derive from Chief Black Hawk, who led members of the Sauk, Fox, Kickapoo, and Ho-Chunk tribes in a battle against the U.S. government over their land. Black Hawk’s group was relocated to Iowa from what is now Illinois. 2. THE ‘THE LAST OF THE MOHICANS’ THEORY — James Fenimore Cooper’s book “The Last of the Mohicans” stars a woodsman/scout named Hawkeye who fights alongside the Mohican tribe during the French and Indian War. National Geographic reasons the state’s nickname may be an homage to Hawkeye because of the book’s popularity. The University of Iowa agrees. Its Trademark Licensing Program claims that “people in the territory of Iowa acquired the nickname, chiefly through the efforts of Judge David Rorer of Burlington and James G. Edwards of Fort Madison. Edwards, the editor of the Fort Madison Patriot, moved his newspaper to Burlington in 1843 and renamed it the Burlington Hawkeye.” Apparently, the two men were so taken with the nickname that they campaigned for it until “territorial officials gave it their formal approval.” 3. THE HERKY THE HAWK THEORY — More than 100 years after the creation of The Burlington Hawkeye, a journalism teacher named Richard Spencer created the University of Iowa’s mascot, Herky the Hawk, for a University of Iowa Athletic Department contest. The school reports that Herky came after the “Hawkeye” nickname, but it’s possible both contributed to its use by University of Iowa students and the state as a whole. Iowa’s mysterious nickname is one topic covered in the online history course Iowa 101, according to the Des Moines Register. In an article about the course, the Register interviewed several people who tossed around other possible state nicknames, including “The Jell-O Eaters,” “The Nice People,” “The Corn State,” and “The Tenderloin State.”

GUARD YOUR PRIVACY AND PEACE OF MIND
We live in a digital world where everything can be found online. Whether it’s storing data or gaining access to information, we tend to use the internet constantly. With so many innovations and new technologies being created, it’s no surprise that cybercrimes are becoming more frequent than ever. WHAT ARE CYBERCRIMES? Cybercrimes are criminal activities that involve computers, networked devices, or networks. These are typically committed by cybercriminals or hackers looking for ways to steal information, damage computers or networks, or make a profit — whether personal or political.
As more business transactions, such as paying bills, shopping, and trading, have moved online, cybercrimes have affected more people than

ever before. Unfortunately, the ill effects often lead to extreme financial ruin for businesses and individuals. WHAT HAPPENS IF YOU’RE FOUND GUILTY OF CYBERCRIMES?
The most severe crimes can even result in a prison sentence of 20 years or more.
Probation Depending on the case, a person can be on probation for a year or more and need to report to a probation officer, pay court costs and fines, or maintain employment. Though technology can make life a little easier, there are dangers we must avoid. So, create strong passwords, keep your systems updated, and be mindful of the information you’re giving out.
Laws have been made to address criminal behavior that involves computers, computer systems, and the internet. In fact, each state has its requirements and potential penalties depending on the type of crime — and penalties may be severe, even for first-time offenders. The penalties could include the following: Fines These range widely, but a misdemeanor conviction can result in minor fees of a few hundred dollars or
