The Role Head of Property - Key Responsibilities Key Accountabilities Team Leadership and Development • Manage, inspire and motivate the Property Manager, ensure they are aware of and working in line with business priorities and Group Property strategy, monitor performance against individual objectives. • Ensure the Property Manager is working cohesively with other Territory departments to deliver high levels of service at all times through effective communication and appropriate escalation and resolution of issues. Lease Management • Carry out all negotiations with Landlords/ Agents in relation to deals. • Proactively look for new deal opportunities throughout the Territory that deliver maximum EBITDA growth and optimise the Territory portfolio. • Manage external Legal Advisors (internal/ external) in the preparation of lease and other property related documentation in connection with deals. • Work closely with Group Finance in the creation of business cases needed to gain Group approval for all deals. • Send all new lease agreements to the Property Manager to upload into the Master Property Database (Horizon).
Managing External Consultants & Challenge of Property Costs
• Establish and maintain direct relationships with external property consultants to ensure they are supported and have the relevant information and instruction to conduct negotiations that deliver agreed leases for new sites, lease extensions, re-gears and lease terminations. • Set out cost savings KPI's in relation to Property Management and monitor performance against them. Budgeting, Forecasting & Financial Reporting and Payment of Property Costs • Hold regular meetings with Group Finance and provide updates on progress with benefits from all aspects of lease management including rent reductions, LLC's and service charge reductions. • Prepare annual budgets and updated financial forecasts for the lease management elements of the Territory Property department. • Review the Property Management elements of the annual budget as created by the Property Manager before it is presented to Territory finance for approval and support the Property Manager in managing any overspend. • Manage and resolve any issues related to rent, service charge and insurance costs (including Sub Tenant payments) as escalated by the Property Manager.
