LOCATION & GENERAL INFORMATION

The farm is located on the outer edge of Cosby, MO, which is approximately 14 miles northeast of St. Joseph, MO or approximately 14 miles southeast of Savannah, MO in Sections 2 & 11 T58N R34W, Monroe Township, Andrew County, MO From St. Joseph (intersection of US Hwy 29 & Hwy 169), take Hwy 169 north approximately 4.5 miles, then turn south onto Hwy W for approximately 1.2 miles, then continue east to stay on Hwy O for approximately 3.5 miles. Tracts 1-2 will be on the north side of Hwy O, tract 3 will be on the south side of Hwy O. In Cosby, turn south onto CR 295 for approximately ½ mile, tract 4 will be on the east side of the road, tract 5 will be on the west side of the road. From Savannah, take Hwy E approximately 3.3 miles east, then turn south onto Hwy D for approximately 5.4 miles, then continue south onto Hwy W for approximately 1.2 miles, then continue east to stay on Hwy O for approximately 3.5 miles. Tracts 1-2 will be on the north side of Hwy O, tract 3 will be on the south side of Hwy O. In Cosby, turn south onto CR 295 for approximately ½ mile, tract 4 will be on the east side of the road, tract 5 will be on the west side of the road. Farm represents well-maintained highly productive tillable cropland along with exceptional whitetail deer & wild turkey hunting acreage, hardwood timber & excellent building site areas.

METHOD & TERMS

A survey has been completed and all tracts will be sold on a price per acre basis, based on the acreages obtained from the completed survey. Tracts 1-5 will be offered through the marketing method of “Buyers Choice”, whereas the high bidder can purchase (in any order) any or all of tracts 1-5 for their high bid. “Buyers Choice” auctioning will continue until all 5 tracts have been elected. The tracts will not be Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to St. Joseph Title LLC, which shall hold the money in escrow until closing. The balance of the purchase price will be due at closing. Closing will take place on or before June 9, 2023 at St. Joseph Title LLC. Farm will sell free & clear for the 2023 crop year. The 2023 real estate taxes and all subsequent years will be the responsibility of the buyer(s). Title insurance in the full amount of the purchase price will be provided by the seller.
