The thrill and excitement that runs tandem to producing a stellar result for a client in real estate is unparalleled. To ac- complish the goal of an unforgettable and positive experience, we often pay tribute and draw from the world of filmed enter - tainment for inspiration in making the work of The Horswell Collection™ at Coldwell Banker Bain a consistent leader in the delivery of extraordinary service and creative excellence. While 31 years have passed since I co-founded and subse- quently sold one of the first major online media studios and independent internet service communications companies, it is with a deep sense of pride that the same client-first perspec - tive in a crowded marketplace often filled with a lot of static noise remains my focus. In celebrating 23 years in real estate between regional marketing in the mortgage and title sectors and more recently as a licensed broker, that service mentality remains a thriving familiar aura and surrounding on which my practice is built. As real estate continues to morph by integrating more tech- nology that we embrace into the process, the value we place in relationships with industry partners and clients is central in celebrating this year’s chronicle, “ to the future... ” to dynamically position 2026 on the horizon to accomplish your goals. The real estate industry is always full of surprises. A large one came in my direc- tion as I was asked to join Coldwell Banker Bain this June. The prospect of join - ing a globally-recognized brand in coming from a regional family-owned concern was not only an honor but also a teachable moment about where the future of the profession will lead. The combination of our parent Anywhere (NYSE: HOUS) with Compass (NYSE: COMP) is a compelling testament to positive evolution within the space and is awaiting shareholder and regulator approval in 2026. At its GenBlue Conference in September, the company unveiled a new campaign, “Live well with Coldwell,” a dynamic accent to the brand promise we extend through over 100,000 sales professionals in more than 2,700 offices across 39 countries and territories. I have ended each publisher column in my magazine REGENCY for three years with, “ ...not just to live, but live well. ” The alignment of thought by coincidence with the company’s new campaign is notable and rein- forces the decision to strengthen my brand through this international affiliation. As the economy continues to shift, our guidance comes from a number of infor- mation sources including The Aspen Economic Strategy Group, The Conference Board and leaders in business including Carlyle Group and Goldman Sachs as well as regional economists at a variety of forums. The opinion for 2026 is cautiously optimistic with an emphasis on realistic expectations as the frenzy of post-pandemic rates evolves into more normalized patterns. With the Federal Reserve Chair term ending in May 2026, the new appointee will influence interest rates but that does not necessarily correlate with how mort - gage markets respond. Housing supply and affordability will continue to be a macro issue for the private sector to address in concert with government author- ities with no easy solutions on the horizon, however numerous organizations are involved in advancing new ideas for equity and opportunity. As AI continues to dominate worldwide conversations on application, its place within The Collection will remain in a supporting role and does not replace the al- ways-original creative we produce that ignites the imagination of our audiences.

Everything in real estate is a production . Much like a studio, natural markers exist that act as guide- posts to each transaction. Macro and micro markets and their nuances enable careful decisions for introducing a home to the market or a buyer to property. In selling . . . We place ourselves in the position of our intended audi- ences when designing a market assessment and sales strategy. The necessary pedestrian collateral that is a basic expectation is also elevated in design to maintain stature in a marketplace of competing messages. Learning how clients “live the house” is impactful to capturing a genuine flow of qualified buyers by highlighting unique attributes.
In buying . . . The relationship that is developed with the client is person- al by design. As the purchase process is a major episodic experience with a range of emotions, an objective advocate who listens to preferences and goals provides value. Clients expect polished negotiation, technical excellence, intuitive originality, stellar communication, and an acute understanding of communities as a baseline of intellectual capital that their broker delivers in any capacity. It is also available online and select locations familiar to the demographic.
