El Teatro Dentro de este contexto, el teatro construye un recorrido que reconoce y va cosiendo las situaciones descritas. Más que un edificio se construye un relato que nos lleva desde la ciudad y sus calles al ámbito abstracto de la sala a través de una serie de experiencias: _Explanada En la salida del casco antiguo hacia la cornisa se construye una explanada amplia que define varios aspectos. Por un lado nos aleja de la fachada de la ciudad, entregándonos nuevas perspectivas de ella. Por otro, en su avance nos deja balconeados e insertos dentro el parque. Por último, define un horizonte neto sobre el cual se ubica solo el programa administrativo –envolviendo los programas técnicos superiores de la sala– en un edificio de 15 m (altura permitida por el art. 264 de la OGUC, respecto de los conjuntos armónicos para los cuales el terreno posee las condiciones necesarias). Este programa construye un monolito, un telón de fondo que transforma la explanada en el primer y más público escenario: proyecciones de imágenes, películas, eventos masivos al aire libre y abierto a los horizontes lejanos, cerros y mar. El programa de las salas se construye bajo este horizonte, definiendo una postura clara frente a uno de los problemas más evidentes del encargo: la negociación entre la idea de despeje espacial frente al casco antiguo versus la presencia de napas poco profundas, que restringen y delimitan una altura menor que la necesaria para albergar el tamaño de la sala principal. En este sentido se ha estimado relevante que la necesidad de apertura y despeje, con todas sus implicancias urbanas, históricas y espaciales son fundamentales para el futuro teatro y para la ciudad, por lo que la construcción de la sala se deberá barajar entre ajustes de altura y construir bajo el nivel de terreno lo justo y necesario.
The Theater In this context, the theater configures a path that recognizes and connects the described situations. Instead of a construction, it is a narrative that leads us from the city and its streets to the abstract realm of the hall through a series of experiences: _Esplanade A wide esplanade built at the exit of the old town towards the ledge determines several aspects. First it separates us from the façade of the city, giving us new perspectives. Furthermore, in its progression it leaves us overhanging and inserted into the park. Finally, it defines a clear horizon on which only the administrative program is located –comprising the technical programs of the hall– in a building 15 m high (maximum allowed by art. 264 of the General Urban Planning and Construction Code, regarding “harmonic complexes” for which the plot has the required conditions). This part of the program configures a monolith, a backdrop that transforms the esplanade into the first and most public stage for the projection of images, movies, outdoor mass events open to the distant horizon of the mountains and the sea. The program for the halls is built under this horizon, defining a clear position regarding one of the most obvious problems of the commission: the negotiation between the idea of the spatial clearing facing the old city versus the presence of shallow groundwater, which restrict and determine a height that is lower than the one necessary to accommodate the size of the main hall. In this regard it has been estimated that the need for opening and clearing, with all its urban, historical and spatial consequences, is critical to the future theater and the city. So the construction of the hall shall have to manage height adjustments and underground construction levels according to strict necessity.
