El terreno donde se emplaza el edificio está situado a una cuadra al oriente de la Plaza de Armas de Copiapó, centro administrativo de la ciudad. La normativa que rige al terreno permite una ocupación de un 100% de la superficie, con fachada continua hasta los 12,6 m de alto. Sobre esa altura se debe aplicar el distanciamiento según la Ordenanza General. El Plan Regulador de Copiapó incluye un volado de 1,8 m sobre la fachada continua, distanciado 1,0 m de los edificios vecinos. El volumen del edificio es modelado por la normativa local que permite la ocupación total del terreno hasta los tres pisos de altura. Los deslindes y adosamientos norte y sur son enteramente cerrados, por lo que la entrada de luz natural al nuevo edificio se propone con ventanas hacia la fachada principal, lucarnas en el techo para iluminar el centro del volumen construido y un distanciamiento de 7 m al deslinde oriente.

The site on which the building stands is located one block east of the Plaza de Armas of Copiapó, the administrative center of the city. The regulations for the site allow for 100% occupation of the area, with a continuous façade of up to 12.6 m high. Over that height distancing is regulated according to the general ordinance. The Copiapó City Plan allows for the inclusion of a 1.8 m overhang over the continuous façade, distanced 1 m from neighboring buildings. The volume of the building is shaped by local regulations which allow the total occupation of the site up to three stories high. The boundary walls to the north and south are completely closed, so the entrance of natural light into the new building is proposed with windows on the main façade, ceiling skylights to illuminate the center of the built volume and a 7 m distancing to the east property line.
