Nationally-focused development & investment company continues robust expansion IG Logistics enters Philadelphia market with acquisition of four acre truck terminal
HILADELPHIA, PA — New York-based IG Lo- gistics, founded by real estate industry veterans Daniel Glaser and Sam Schneider , announced its acquisition of a truck terminal in Philadelphia. The site was purchased for $3.5M in an off market deal. The seller was represented by Larry Bergen of Colliers. Located at 3200 South 70th St., the four acre site is well-positioned in the best industrial location in the city with close proximity to the airport, downtown Philly and I-95. It has been leased to XTL Inc, an asset-based transportation company that provides local, regional and OTR trucking services. This marks IG Logistics first acquisition in Philadelphia. IG Logistics is the industrial platform for Imperium Capi- tal , Glaser and Schneider’s real estate investment and development company founded over a decade ago. The new platform focuses on acquiring properties with a large outdoor storage or transportation ele- ment in high barrier to entry, urban growth markets where demand for logistics real es- tate is driven by e-commerce. IG Logistics’ strategy focuses on last mile facilities that are critical to the supply chain. In just one year, the company has purchased $65M of industrial sites, and has north of $100M under contract. They plan to buy north of $250M over the next year in markets includ- ing Denver, Dallas, Savannah, South Florida, Central Florida, Nashville, Philadelphia, Phoe- nix and Baltimore/DC. In the last month, the company closed on Lipan Street Industrial Park in Denver for $21M. “This site exemplifies all the qualities we look for in a prop- erty for our new industrial plat- form, said SamSchneider, man- aging partner and co-founder of Imperial Capital. “The location is what initially attracted us to the deal - you can’t ask for a better transit-oriented site.
