buying at auction – an exciting opportunity
Four essential things to prepare for an auction • solicitors • survey • finance • ID Auctions offer a whole range of different and exciting property opportunities - why not see what is on offer? It may seem a daunting process to buy in a saleroom but if you follow these guidelines it is a very straightforward and enjoyable process. Do not be afraid to ask for guidance from us – we are there to help you. Can I attend an auction to see what happens? An auction is a public event you are most welcome to attend. We recommend that anyone thinking of buying by this method attends auctions in order to familiarise themselves with the process. How do I find out about new properties? Join our mailing list by either calling the office or send us an email via our website. How do I view the property? Viewings will be arranged and times published. You can view at these times without making an appointment. Arrive early to take advantage of the maximum viewing time. What is a price guide? An indication of the seller's current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price
(see separate definition). Both the guide price and the reserve price can be subject to change up to and including the day of the auction. What is a reserve price? The seller's minimum acceptable price at auction and the figure below which the auctioneer cannot sell. The reserve price is not disclosed and remains confidential between the seller and the auctioneer. Both the guide price and the reserve price can be subject to change up to and including the day of the auction. Can I make an offer? Pre-auction offers can be only submitted by completing the OFFER FORM which can be downloaded within the online legal pack. Please note offers will not be considered until you have viewed the property and the COMPLETE legal pack has been released. In the event of an offer being accepted, the property will only be removed from the auction and viewings stopped once contracts have successfully exchanged subject to the standard auction terms and payment of the buyers premium to Hollis Morgan. Can I bid on the telephone? If you cannot attend the auction (although we strongly advise you do) you can make a TELEPHONE or PROXY BID. This authorises the auctioneer to bid on your behalf up to a pre-set limit. Forms and relevant conditions are available to download with the online legal pack. A completed form, ID and two cheques (one for the 10% deposit and one for the Buyer's Administration Fee of £1,000+VAT) are required by the Auction Department at least two full working days before the auction. Should I have a survey? If you would like to arrange a survey or mortgage valuation of this Lot BEFORE the auction please instruct your appointed surveyor to contact Hollis Morgan and we will arrange access for them to inspect the property. Please
note that buyers CANNOT attend the surveys and the surveyors are responsible for collecting and returning keys to the Hollis Morgan offices in Clifton. What is a legal pack? A legal pack is prepared by our clients solicitor and Digital Copies of the Online legal pack can be downloaded Free of Charge. *** STAY UPDATED *** By registering for the legal pack we can ensure you are kept updated on any changes to this Lot solicitor. CASH IS NOT ACCEPTABLE . Is there a Buyers Premium? You will need to bring a separate cheque to the auction payable to hollis morgan for £1,000+VAT (total £1,200). Do I need ID? You will need to bring photographic identification with you on the sale night. See our separate download for full details. Can someone bid on my behalf? Someone else can bid for you. They should make themselves known to the auctioneer prior to the sale. They must be prepared to sign the contract on your behalf and pay the required deposit. They must also bring ID with them. For more information watch our Buyers Guide Video @ www.hollismorgan.co.uk Good Luck and Happy Bidding! in the build up to the sale. Will I need a deposit? You will need to bring a cheque or debit card to the auction for the deposit of 10% of the buying price (minimum £2,000) which is payable to our client's

AUCTION REVIEW SUMMARY 2018
2018 AUCTION HIGHLIGHTS AND REVIEW An interesting and challenging year leading to even more auction success… tepping up to the rostrum for our final and largest auction of the year on the same day as the Governor of the Bank of England announced a possible 35% drop in property prices could be regarded as a daunting prospect but not for us… S
Has a clear picture of the market emerged at the end of 2018? What seems clear to us was an insatiable desire for quality instructions which sold for well above their guide prices. Other areas of the market remain somewhat
We are quite sure you do not wish to have any further comments from us on the dreaded ‘B’ word, other than to say, that in such times it is clear the tangible benefits of property is still a reassuring and attractive investment.
unpredictable. Sensible and accurate guide prices are essential to achieve a successful, if somewhat modest sale, however, there is always the hope of that unpredictable and exciting auction bonus! Looking Forward to 2019
Never has the phrase “An Englishman’s Home is his castle” been truer than in these tortuously entertaining days provided by our politicians. As one of the oldest democracies in the world, in uncertain times, it is clear that the British still place their confidence in solid bricks and mortar! Reflecting on the regions property market this year a clear picture has emerged. Low interest rates and a general shortage of property led to an
It is highly likely we will experience some highs and lows in the property market but with a shortage of property, continuing low interest rates and the public’s general desire to “just get on with it” should combine to alleviate any undesirable effects of the uncertainty of the political world. Whatever our predictions, however, Auctions offer a true reflection of the property world and the wider economy and we look forward to leading the way and working with you for another year . ebullient start to the year and whilst this exuberance had been slightly tempered in the second half of the year, the results have remained encouraging. In fact, for quality instructions at all price levels, competition remains fierce, as demonstrated in the auction saleroom where many properties handsomely exceeded their Guide Prices. Over the years it has been interesting to see how the profile of buyers has changed with more and more first time buyers and families now viewing auctions as a mainstream method of purchasing a home.

Refurbishment Buy To Let, all-in-one . At last, we have access to both a bridging product and Buy To Let mortgage, with just one application, to allow our clients to… maximise rental yield and increase capital value with ‘Refurbishment Buy to Let’
“
The refurbishment Buy to let product is designed to help landlords maximise rental yields by refurbishing the target property before they rent it out. The product brings together the flexibility of bridging finance with an exit onto a long-term buy to let mortgage once the work has been completed. Not only does this give landlords the peace of mind that they have an exit, they can also rest assured that the price of the buy to let loan at offer will be the price they get on completion (providing there are no changes and the property meets the expected valuation following refurbishment). One application form will produce two offers, one for the bridge and one for the buy to let One expert underwriter from start to finish The same valuer for both the initial valuation and the re-inspection One conveyancer and discounted legal fees Landlords can borrow up to 75% LTV on the bridge and up to 80% of the post works valuation on the buy to let mortgage helping to optimise cash flow
Bridging rates start from 0.49% per month and any our buy to let mortgage products can be chosen. No mortgage repayments are required whilst the refurbishment works are being completed. This is a major help, we feel, as for a while now lenders have been quite cautious and asking for so much paperwork, as well as their ever - increasing fees. Peace of mind and a real helping hand to expand your portfolio. If you’re interested in buying a property to lightly renovate and then want to keep it, or any other type of borrowing, please come and chat to us tonight or call us on 0117 9734300. introducing Don McKeever – residential lettings investment advisor Just lettings, just Bristol Let us help you find an investment that works for you. The Bristol Residential Letting Co are an independent and impartial agent dealing exclusively in Bristol, exclusively in lettings. We can provide expert lettings advice on these auction lots. Our advice is free so get please get in touch.
What makes the best investment? Target the growing young professional market. Walking distance to the City Centre or on good transport links. Professional sharers will pool resources to rent a 3-4 bedroom house, maximising your rental income in the process. Finding houses that can be converted to flats offers good rental potential and capital appreciation. 1 bed flats/apartments are in high demand from high earning single professionals. Affordable homes are in demand so consider areas further from the Centre if the yield is attractive and the area has sufficient services and amenities. What has the best yields? A good gross yield in the Bristol market is currently around 5%. It is possible to achieve much higher gross yields of up to 10% by investing in high density HMOs. They do however require intensive management with high turnover of occupants creating risk of increased void periods. The 1 bed market in or close to BS1 can offer you a high calibre tenant, opportunity for capital growth, and a 5%+ gross yield. What do the best tenants want? Modern, stylish, clean and low maintenance properties. The days of magnolia walls and cream carpets are long gone. Stylish grey tones and minimalist finishes are in demand. This can be evidenced with most new build developments appearing in the City. Corporate lets can make for secure tenancies and their requirements will range from stylish studio apartments to large 4 bed houses. Regardless of the size of property, the same expectations for quality of finish applies.
What properties have the best chance of capital growth?
The Bristol market has seen strong capital growth over the last decade. With the London market becoming unaffordable for a lot of investors, we have seen more money invested in Bristol instead. More owner occupiers are also choosing to live in Bristol while working in London. Extensive redevelopment of the Harbourside area and future plans for redevelopment around Temple Meads have also helped push asking prices up. Victorian and Edwardian Houses are always in high demand and have seen strong growth due to their spacious layout and flexible space. What type of properties command strongest rents? Premium properties command premium rents. City Centre 3-4 bed houses are in short supply and so command strong rents when marketed. Unique properties such as conversions of interesting buildings (eg. The General Hospital) are prime real estate and offer high rents compared to other stock in the same area of the same size. What locations are most desirable? Clifton has long been seen as one of the most desirable areas of the City. However, premium rents and sale prices in Clifton have encouraged people to settle in other areas. This has resulted in areas such as Southville becoming one of the most desirable areas to live for those that cannot afford Clifton. The Harbourside will always maintain high demand with its close proximity to all that Bristol has to offer. Areas on the periphery of the City Centre such as Brislington, St George, Montpelier and Easton are becoming more popular and are seen as the more affordable places to invest in today’s market.

A woodland retreat
Penhow NR NEWPORT GUIDE PRICE : £495 K +++ P PICODEAN, BOWDEN'S LANE, PENHOW NP26 3AA On the market for the first time since 1995 with the original house dating from 1724 which was then considerably extended in 2001 and 2011 to create 5513ft 2 of accommodation.
icodean is a detached family home approached via a private driveway with electric gates, set in approximately 3 acres of mature woodland, with far reaching rural views towards the Severn Estuary .
• Family home with huge potential The property has huge potential for a fantastic family home but would now benefit from a coordinated plan to amend the overall layout for modern family life. There is a large parking area with scope (STC) to erect a garage/car port. The mature gardens are now also in need of a master plan but with a zip wire and half pipe already in situ it offers huge potential for a family orientated space. • Potential development There is scope to create (STC) an additional dwelling within the grounds.
The majority of the principal rooms have a Southerly aspect with the upper floors of the original house providing four bedrooms whilst on the first floor the modern addition is arranged as a large open plan living space with additional reception rooms. Freehold and Sold with Vacant Possession. Buyers should note that there are no longer tolls for either Severn Bridge to access Bristol and beyond .
