surrounds with ‘junk’ (although I have planned some possibilities for the site but that will take time and further expense.)
Lake Rd needs a lot of work now: The bottom shed stanchions on one side are further deteriorated by the super phosphate and about to collapse. They are in urgent need of having new bottoms welded on. As soon as the weather gets cooler this must be done. All guttering needs replacing - factory and office block. The factory roof is rotten and leaks. The white ants have further destroyed wall panelling in the bathroom/laundry area. Lavett Rd - The building is in danger of being condemned if the council gets to know of some of the
problems with the veranda and veranda slabs. There’s a lot of work to be done which will all be worthwhile. It is a very nice quiet location and has a great outlook. - White ant attack is obvious
- The building has sunk (which is usual). The veranda slab is now higher on the outside where there is less weight so rain water runs to the inside and hence into the building. Adjustments to some pylons have to be made to ensure further damage does not occur. (I have already purchased steel tubing to replace some problem pylons.) The veranda roof looking towards the Grampians was originally only a pergola but has of course been roofed in. Its attachment to the dwelling was satisfactory as a pergola but not as a roofed veranda which is why it eventually came away from the wall. To remain it has to be substantially bracketed to the wall and the outer wooden support beams along the front replaced with a full length steel beam properly attached to the brick pylons. The upstairs carport main front cross beam is wooden and suffering badly from dry rot and will soon collapse. This is a major problem, and it has to be replaced soon before it collapses and becomes a bigger problem. I have organised a suitable replacement, but it must be done before rain starts again. There are now four beehives in the walls, two of which require urgent removal as they are finding their way inside also. Downstairs needs a new kitchen and bathroom renovation Hot water tank replacement is very necessary.Work done thus far on Lavett I have removed the old air conditioner from above the doorway. It was incorrectly cut into the doorframe beam above the door which had compromised the strength of the wall above. This caused it to slump and thus prevent the doors from sliding and closing correctly so that it would not lock. This work has also enabled the veranda roof to be more securely located to the wall but it hasn’t been finished yet. I have built an outside veranda at the back door which removes the past danger of the ridiculous steps and general congestion there. It’s a nice place to sit on sunny winter mornings. I’ve also planned a brush fence and gateway to close off the end of the carport to make the area more ‘private’ – a landscaped ‘backyard’ if you like. The leaking roof upstairs that has damaged the inside plaster is temporarily fixed. I’ve purchased new iron for that part of the roof. I have purchased larger ‘modern windows’ for the two bedrooms upstairs. I am prepared to work on with these essentials for an hourly rate whereby the place if having to be sold can realise a value more than what we paid for it.
