1. Buildings and structures shall be set back a minimum of 15 feet from residentially zoned properties; 2. Vehicle and equipment start-up and maintenance areas shall be buffered from adjacent properties by incorporating one of the following site design features: a. Buildings or structures are designed to reduce visual and noise impacts; b. Ensuring that noise generated from the satellite public agency and utility yard shall not exceed 60 decibels as measured at the property line; or c. Providing 30 feet of landscaping area between the proposed development and adjacent residentially zoned properties; 3. Hours of operation shall be limited to Monday through Friday, 7:00 a.m. to 8:00 p.m., and Saturday and Sunday, 7:00 a.m. to 6:00 p.m., except in response to emergency situations or following community events (e.g., ball games, concerts, community picnics, etc.
