P ennsylvania Hillcrest Senior Residences makes efficient homes affordable Largest Passive House Development in North America Certified in Pittsburgh
ITTSBURGH, PA — Hillcrest Residences, developed and owned by The Community Build- ers, Inc.(TCB) , a nonprofit developer of affordable and mixed-income housing is the largest confirmed Passive House Institute U.S. certi- fied (PHIUS) development in North America, both by square footage and number of units. The new, energy-efficient senior housing development brings 66 high-quality, apart- ment homes and community space to Pittsburgh’s Carrick neighborhood. P

Build- ing to Passive House design standards is another mile- stone in our effort to help keep utility costs down and resi- dents comfortable throughout the year.” The PHIUS certification re- sulted from the attention to design and construction detail by the team of Think-Little energy consultants, RDL Architects , Bluestreak engineers, and
Sota Construction Services . Hillcrest’s Passive House certifi- cation shows that Passive House can be scaled up successfully to commercial scale buildings. The voluntary process ad- heres to rigorous energy effi- ciency standards that reduce a building’s ecological footprint and results in ultra-low op- erating costs; requiring little energy for heating or cooling. According to RDL Architects, on average Passive House developments in our climate zone consume 86% less en- ergy on heating and 46% less energy for cooling when compared with code-compliant buildings. Passive House standards are performance-based. At Hillcrest they were achieved by using highly efficient heat pumps in combination with energy recovery ventilation units. Construction is air-tight and highly-insulated, keep- ing the building temperature regulated for residents despite extreme weather. The high levels of insulation and triple- glazed windows help keep the building quiet despite busy, main street traffic. In addi- tion, filtered air-exchange sys- tems maintain high indoor air quality aiding against indoor pollutants. “Developments like Hill- crest Residences are the rea- son Pennsylvania is gaining global recognition as a leader in the use of Passive House standards for the construc- tion of affordable multifamily housing,” said Brian Hudson Sr. , executive director and CEO of the Pennsylvania Housing Finance Agency. “We salute The Community Build- ers for embracing Passive House design and construc- tion, which will benefit the residents for decades to come with much lower energy costs and considerably more com- fortable housing.” Significant funding for Hill- crest’s $15.8 million total development cost comes from Pittsburgh’s Urban Re- development Authority , TCB’s HUD Neighborhood Stabilization Program, tax credits from Pennsylvania Housing Finance Agency , the Federal Home Loan Bank of Atlanta through its member bank, Self-Help Ventures Fund, and Citizens Bank via a syndication fund managed by Stratford Capi- tal Group .
