It is a fossil fuel- free, powered entirely by electricity, Net Zero carbon in operation, with overall energy use nearly 80% below planning requirements. The 110,000 sq ft building houses office and retail/leisure space, with a significant amount of amenity space for occupiers including an innovative “Urban Village Hall” community space at its core. Savills are currently seeking a Senior Property Manager to oversee every aspect of the day-to-day life of TBC. London. From leading the on-site team to managing operational and maintenance matters, and fostering community engagement with a focus on meaningful social impact, this role demands a blend of innovation and operational efficiency. As the Senior Property Manager, you must deliver a high standard of property management that reflects both the building’s values and brand, as well as the client’s values and aspirations, while adhering to Savills’ procedures and management framework. The completion of TBC.London’s redevelopment in Q3 2024 marks the beginning of a new chapter, and the Senior Property Manager will play a pivotal role in the pre-opening phase. Collaborating closely with the Development Set Up Team and London Business Space at Savills, you will onboard service partners, mobilize, and set up, ensuring a smooth transition into the operational phase. Once opened, you will be part of an on-site team, with the additional responsibility of overseeing the Guest Experience Manager position. JOB ROLE

Job Specification • Lead the overall facilities management, property management, and occupier experience for the property • Be the ambassador for TBC.London at all times. Develop and promote the brand and ensure that the building’s and the client’s vision and values are fully integrated in our delivery • Build excellent professional relationships at all levels, with all stakeholders • Manage and actively curate the building community, including through organising events, creating content for the building’s app and social media, and maximising engagement opportunities • Ensure all Savills property management, manuals and compliance systems are up to date and used in line with process and policy, consistently delivering against the RISE principles. • Complete and upload onto the appropriate system, daily and monthly checklists within agreed timeframe, ensure any resultant actions are completed • Ensure high standards of property presentation and customer service are maintained at all times • Ensure appropriate clear communication (written and verbal) with occupiers, service partners and guests • Ensure Health & Safety, emergency procedures, and safe working practices are established, maintained, and conform to current legislation to provide a safe environment for all users. Engage with all stakeholders to ensure H&S and statutory compliance. • Chair both formal (minuted) and informal occupier meetings at the agreed frequency, ensuring customer service, innovations and feedback is obtained, minuted and actioned. • Ensure all actions resulting from audits and risk assessments are updated monthly and are completed within agreed timeframes • Report to the Management Surveyor and client directly, ensuring they are kept informed on matters relating to standards of facilities management, highlighting areas for concern or improvement. • Ensure procurement of all supplies and services at the property are undertaken in accordance with FORE’s procurement policy and the Savills procurement program, embedding sustainable procurement • Manage service partners to a high standard in line with agreed KPIs and SLAs. Escalate contract management issues as appropriate. • Oversee and ensure House Rules and Regulations and procedures are followed and permits to work for all contractor activities within the building are raised.

PERSON SPECIFICATION • Excellent managerial and inter-personal skills, a proven track record in managing change, extensive experience in managing budgets, good strategic vision and a strong commitment to customer service are vital. • Previous property/building management experience essential • Self-motivated with an ability to use your own initiative. • Experience in the supervision of service partners and contractors. • Proactive, uses initiative and able to work to under pressure to meet deadlines • Effective people management skills in recruitment, development and team building. • Excellent communication skills, written and verbal. • A comprehensive knowledge and understanding of legislative Health & Safety requirements. • IOSH qualified. • Good time management skills able to respond to client/contract deadlines. • Ability to use full range of Microsoft applications including Word, Excel, PowerPoint, Outlook. • A keen interest in being an ESG leader in the industry

Engage with occupiers to understand their ESG aspirations and encourage aligned goals and behaviours. • Prepare and implement contingency plans to ensure adequate site supervision in the event of absence. • Manage the production of the annual building service charge budget and management accounts coordinating the input of internal resources and ensuring strict adherence to the published programs. • Closely Monitor the service charge expenditure ensuring value for money at all times. • Ensure reliable working knowledge of plant and building operation systems • Ensure that all promotional activities are branded with agreed TBC.London guidelines. Ensure they are carried out with due care and attention to the health, safety and welfare of all. Team • Develop and maintain an effective site team ensuring they are adequately trained, motivated and embrace the buildings values and a genuine team ethos • Conduct performance reviews in line with Savills policy and procedures, identifying personal and skill-based training requirements on an individual basis ensure arrangements are put in place and managed. • Ensure the property management team

Promotions/Public Relations • Establish and develop good relations and partnerships with various stakeholders, notably:

o Local residences and businesses o Schools, colleges, and places of higher education o Social enterprises, community groups, charities o The local Business Improvement District, Team London Bridge o The team at Tower Bridge o Organisers of local and city-wide events and activities o Local authority and agencies, including those engaged with

delivering social impact o Police and Fire brigade o Public transport providers • Deliver in accordance with the building’s values and brand • Partner with the local community and externally, building social programs and hosting a range of events to benefit all. • Liaise with the Events and Marketing teams to deliver a high quality program of events neighbouring businesses to develop a community culture internally and Quality Assurance • Adhere to all quality assurance requirements. • Ensure compliance with operational standards. • Assist with additional client led compliance requirements.
