Choosing The Right Hardware For Seaside Locations
For builders, architects, and property owners working on coastal homes and businesses, selecting the right door and window hardware is key. Harsh seaside conditions – high winds, salty air and airborne deposits – can accelerate corrosion and reduce the lifespan of hardware, leading to costly replacements and frustrated customers.
• Enhanced Durability – Known for its strength, 316 stainless steel prevents hardware from becoming rusted or damaged, even in extreme coastal weather • Low Maintenance – Unlike other materials, 316 stainless steel requires minimal upkeep while delivering high performance, reducing the need for frequent repairs and replacements. Getting the Finish Right Selecting the correct finish is just as important as choosing the right material, especially in seaside environments where exposure to salt and moisture can rapidly accelerate corrosion.
Fortunately, there are products specifically designed for marine environments. Coastal Group’s polished stainless steel hardware range has been engineered to withstand the toughest seaside conditions. The Importance of 316 Stainless Steel “Not all metals are created equal when it comes to resisting corrosion in tough environments,” explains Loren Jenner, Coastal Group’s Managing Director. “We developed our range of BLU hardware specifically for the tough conditions found in areas near the coast. The material and the finish are all tested to make sure they’re up to the challenge.” 316 marine-grade stainless steel offers superior protection against saltwater exposure, making it the ideal material for external door and window
“Polished stainless steel is the ultimate choice for coastal environments,” explains Philip Walklett, Engineering Manager at Coastal Group. “Its smooth, polished surface provides the best resistance to salt, moisture, and corrosion, giving it the edge on other finishes.” Polished hardware outperforms other finishes in tests. It helps reduce surface crevices where salt and grime can accumulate, making maintenance easier and preserving the sleek, modern look. For homeowners and builders looking to protect their investment, polished stainless steel hardware offers reliability, longevity, and an elegant finish – even in the toughest coastal conditions. Caring for 316 Stainless Steel Hardware Even though 316 stainless steel is highly resistant to corrosion, proper maintenance can further extend
hardware in seaside properties. Why 316 Stainless Steel?
• Superior Corrosion Resistance – The addition of molybdenum to 316 grade steel enhances its ability to withstand saltwater corrosion and pitting, ensuring long-term performance
its lifespan. Loren Jenner, Managing Director of Coastal Group, highlights the importance of choosing the right hardware: “When homeowners and builders invest in a high-quality door, they expect it to stand the test of time – but the wrong hardware can let them down. Cheap, low-quality handles and fittings don’t just ruin the look with rust streaks; they can also compromise functionality, leading to stiff handles and sticky locks. In harsh coastal environments, the right hardware isn’t just about looking good; it’s essential for durability, performance, and long-term value.” To maintain the integrity and appearance of stainless steel hardware in coastal areas, Coastal Group recommends the following care tips: • Regular Cleaning – Wash hardware regularly with fresh water and a mild detergent to remove salt deposits and grime. Rinse thoroughly and dry with a soft cloth to prevent water spots • Avoid Harsh Chemicals – Refrain from using abrasive cleaners, steel wool, or harsh chemicals, as these can damage the protective surface and reduce corrosion resistance
• Routine Inspections – Periodically check hardware for signs of wear or damage. Address any issues promptly to prevent further deterioration • Lubrication – Apply a light coat of marine-grade lubricant to moving parts such as hinges, locks, and handles to ensure smooth operation and additional protection against corrosion. Protecting Property Value with the Right Hardware Research suggests that coastal properties can command a premium of up to 30% on the housing market, but environmental damage caused by salt, wind, and moisture can significantly reduce their worth. Rusting metal, corroded locks, and failing hardware not only impact the visual appeal of a property but also its security and value. By choosing high-performance polished stainless steel hardware specifically designed for coastal environments - and following simple maintenance steps - homeowners and builders can maximise performance, minimise costly repairs, and protect the long-term value of their properties. For more information on Coastal Group’s range of polished stainless steel hardware, visit coastal- group.com.
The Importance Of Specifying High- Quality Door Closers On Fire Doors
Compliance with Regulations: Fire safety regulations and building codes dictate specific requirements for fire doors and their hardware. High-quality door closers are typically tested to ensure they adhere to either EN1154 or EN1155. Specifying products that meet these standards ensures compliance with legal requirements and reduces liability for building owners. Longevity Under High Traffic: Fire doors are often located in high-traffic areas, such as hallways and entry points. High-quality door closers are built from tested, durable materials in order to withstand frequent use without compromising their performance. Cheaper, low-quality models may wear out quickly, leading to malfunctioning doors that fail to close properly or safely. Smooth Operation: High-quality door closers provide adjustable closing forces and speeds, allowing for a smooth, reliable and controlled closure. This feature is particularly important in environments where users may have varying levels of strength, such as in schools or healthcare facilities. A smoother operation minimises the risk of injury and enhances the overall user experience. Accommodating Accessibility Needs: Fire doors must be accessible to all individuals, including those with disabilities. Quality door closers can be adjusted to ensure that the door opens with low force, closes gently and does not pose challenges for users with mobility issues. This attention to detail fosters an inclusive environment Investing in high-quality door closers often results in lower maintenance costs over time. Reliable models require less frequent servicing, which can save building owners both time and money. In contrast, low-quality closers may need regular adjustments, repairs or replacements, leading to increased operational and product lifetime costs. while still maintaining safety standards. Reduced Maintenance Needs:
Andy Howland, Sales & Marketing Director at GEZE UK, discusses why specifying high quality door closers on fire doors is important… Fire doors are essential components in building safety, acting as barriers that help contain smoke and flames during a fire. While the fire door itself must meet strict regulations, the quality of the door closer is equally crucial. Specifying high- quality door closers is vital for ensuring that fire doors function reliably, maintain safety standards, and enhance the users experience. Let’s now explore this in more detail. Reliable Performance in Emergencies: The primary function of a fire door is to contain fires and protect escape routes. High-quality door closers are designed to ensure that fire doors close securely and completely after being opened. This capability is essential in preventing smoke and flames from spreading, thus providing occupants with crucial time to evacuate safely.
Cost Savings in the Long Run: While the initial investment in quality door closers may be higher, the long-term benefits outweigh the costs. Enhanced safety, reduced liability, and lower maintenance needs all contribute to a more cost- effective solution over the lifespan of the door and its hardware. The GEZE UK Solution GEZE UK is a world leading provider of state-of- the-art door and window control systems, offering an extensive range of door closer systems suitable for manual and fire protection doors to support preventive fire protection. The Benefits of Automatic Revolving Doors: A Modern Solution for Today’s Architecture
only speeds up entry and exit but also reduces congestion at the entrance, creating a more pleasant experience for visitors. For businesses, this efficiency can translate into higher customer satisfaction and retention. Aesthetic Appeal From an architectural standpoint, automatic revolving doors are undeniably striking. They provide a sleek and contemporary look that enhances a building’s facade. With various design options available—ranging from glass finishes to custom sizes—these doors can be tailored to match the specific aesthetic of any building. A well- designed entrance can set the tone for a positive first impression, making automatic revolving doors an attractive choice for businesses looking to make an impact. Noise Reduction In urban environments, noise pollution is an ever- present challenge. Automatic revolving doors can help mitigate this issue by creating a sound barrier between the bustling outside world and the tranquillity within. This reduction in noise enhances the overall comfort of occupants, making spaces more enjoyable for both visitors and employees. Enhanced Hygiene Hygiene can be enhanced by reducing the need for people to touch door handles or push doors, helping to limit the spread of germs and bacteria. Motion sensors that detect movement and automatically open and close doors can achieve this. This is especially important in high-traffic areas like hospitals, shopping centres and restaurants, where maintaining hygiene is essential. GEZE UK: Automatic Revolving Door Solutions GEZE UK is a world leading provider of state-of- the-art door and window control systems, offering an extensive range of automatic revolving door systems suitable for a range of buildings.
Andy Iredale, National Sales Manager (Automatics) at GEZE UK, discusses the benefits of installing an automatic revolving door in a building…
In an age where efficiency, sustainability, and user experience are paramount in building design, automatic revolving doors emerge as a compelling choice. These architectural features do more than just add a touch of elegance to a building’s entrance; they offer a range of benefits that enhance both functionality and aesthetic appeal. Let’s now explore those benefits in more detail. Energy Efficiency One of the most significant benefits of automatic revolving doors is their energy efficiency. Unlike traditional swinging doors, revolving doors create a barrier that minimises the exchange of indoor and outdoor air. This design prevents drafts and helps maintain a consistent indoor climate, reducing the reliance on heating and cooling systems. In a world grappling with climate change and rising energy costs, utilising revolving doors can lead to significant savings on energy bills while contributing to a building’s sustainability goals. Improved Traffic Flow Automatic revolving doors are designed to facilitate the seamless movement of people in and out of a building. In high-traffic areas, such as hotels, shopping centres and office complexes, these doors allow for a continuous flow of foot traffic without the need for manual operation. This not

New Non-Crop Window Shootbolt from VBH
Hardware expert VBH has further expanded its range of locking systems for outward opening casement windows with the introduction of the greenteQ Invicta Non-Crop shootbolt. The product joins the original Invicta shootbolt in a greenteQ casement lock line up that now includes eight options. As the name suggests, Invicta Non-Crop allows the fabricator to simply drop the shootbolt extensions into place within the window sash without having to measure/mark and cut them to length. A strong steel cover plate then secures the extensions into place, ensuring a solid connection to the gearbox. VBH Marketing Manager Gary Gleeson says, “The non-crop method massively speeds up the fitting time against standard shootbolts, is less messy, and means that the fabricator has no steel offcuts to dispose of.” The system consists of a gearbox, in a choice of industry standard 20 or 22mm backsets, and a series of extensions to cover sash sizes up to 1560mm. VBH advise that Invicta is suitable for windows where a high security locking system is required
and is compatible with the most popular PVCu and aluminium window systems. Once fitted, security is provided by adjustable mushroom cams on the gearbox and extensions, and steel shootbolts that have two settings to allow penetration of the profile if desired. greenteQ Invicta Non-Crop is approved for use on Q-secure installations. Q-secure is VBH’s homeowner security guarantee scheme, which promises to pay the homeowner up to £9000 in compensation if a break in is successfully achieved due to hardware failure. Gary adds “Invicta Non-Crop sits alongside the original variant, giving fabricators a choice of a standard crop or non-crop fitting procedures. Of course, both options provide high levels of security performance and are exceptionally smooth to operate by the consumer.” To find out more about the Invicta options, visit www.vbhgb.com, email sales@vbhgb.com or call 01634 263263.
