BRADBURY PLACE STUDENT ACCOMMODATION, BELFAST

PILING

F K Lowry worked closely with solution for the Bradbury Place Student Accommodation Project. The company designed and installed a combination of 450mm diameter CFA piles and bored displacement piles to depths of up to 19m below the existing ground level. The hybrid technical solution was suggested due to the proximity of adjacent buildings founded on very shallow foundations. To mitigate any potential risk of disturbance, FK Lowry Piling proposed that piles locations next to the older adjacent properties were installed using the Bored Displacement Piled method (BDP). This is a wholly displacement piling method that requires a high torque piling rig and enlarged boring tool that displaces the soil around Mascott Construction to provide a hybrid ground engineering

Elsewhere on the site, FK Lowry used conventional Continuous Flight Auger (CFA) piling methods. “This is a low noise and vibration free technique that is industry standard,” explained Mark McKeown, Manager, Business Development. “The project was also a great opportunity to showcase our Piling Rigs dual discipline capability. Following the quick-change rig conversion, we were able to seamlessly alternate between CFA Piling and BDP methods without the need for additional piling plant.” Sam Pyper, Piling Director, explained, “We were delighted to work with our partners Mascott Construction again and the repeat business is a reflection of our successful delivery and a satisfied client. GROUNDWORKS AND DRAINAGE

K P Civil carried out all the Accommodation construction site. The scope of works included digging foundations, assisting the lifting and placing of steels, and the subsequent concrete pouring of the foundations, along with all the drainage work. Handling both drainage and foundations simultaneously posed challenges due to restricted site access. drainage and groundworks on the Bradbury Place Student “To overcome this, we planned our work in stages ensuring access to and around site was maintained,” explained Johnny Potter, Co-owner of KP Civil. “Normally, you would complete the drainage and then move on to the foundations but on this site both features are interlocking, so we had to complete them simultaneously.” Established in 2021, KP Civil worked closely with the main contractor, Mascott Construction, going above and
