Survey and T-47
Generally this is the legal sized sheet showing the boundaries of your property. If you don’t have a copy, that is ok, but it is generally something we can pass along to buyers. A T-47 affidavit needs to be completed and notarized by you the Seller (just one signature will suffice). Generally your bank is willing to notarize, but let us know if you need help. If you have made any changes or done any additions to the home, this needs to be noted in paragraph 4.
Energy Audit (if home is more than 10+ years old and has not received any rebates from Austin Energy)
This is a City of Austin initiative certain sellers are required to provide to buyers. You can read about it at austinenergy.com if you are inclined. There are a number of contractors you can use to perform this audit, whomever you choose is fine by me, but many clients typically use A-1 Energy Audits. If you do not already have an audit (status can be verified on the COA website at www.ecadstatus.austinenergy.com) please reach out to schedule an audit for approximately $150.
