Montrose Aparto which was originally constructed as a hotel in 1960’s was converted into student apartments in 2014. Following a two-stage tender process, Ardmac were appointed to carry out complex structure and fire remediation works along with the full refurbishment of the five floors of student apartments. The new stylish, modern student residence comprises of 206 apartments, 28 communal kitchens along with Reception, Study and Laundry rooms. The project consisted of the removal of plasterboard ceilings and sections of walls, removal of stud partitions and full strip out of all finishes. New stud partitions were constructed along with the installation of fire rated ceilings, encasement of beams and columns, installation of fire stopping and new dampners, installation of putty pads and intumescent pillows in trunking and alterations to the existing fire detection and emergency lighting systems. The 5 floors were fitted out with new finishes, fixtures and furnishings along with upgrades to existing services to accommodate new ceilings and partitions. Works were completed over busy live retails units, including Bank of Ireland, Spar, Insomnia and subway.
