Inc. , recalls that when he was scouting locations for his com- pany’s first Delaware Valley shopping center, he noticed a retail void in the burgeon- ing community in and around Hilltown, Pennsylvania. “We saw a growth in housing de- velopments being filled by new families moving into the area, and families have retail needs,” said Wolfson. WolfsonGroup filled that void in 1995 with Hilltown Cross- ings, a 260,000 s/f shopping cen- ter built to provide local custom- ers with quality, value-oriented shopping and dining. Anchored by a supermarket and a 125,000 s/f Walmart when it was first constructed, that project model launched a commercial portfolio that now includes more than 20 developments in Pennsylvania and New Jersey. “Our goal is to provide shop- ping centers focused on needs vs. wants,”Wolfson said. “Fami- lies need a place to buy food, medicines, merchandise, cloth- ing, shoes, and more. Hilltown Crossings and our comparable centers make family shopping convenient. It’s a win-win for- mula for our retail tenants as well as the communities we serve.” Now Wolfson Group is com- pleting a two-phase redevelop- ment of Hilltown Crossings, creating a revitalized shopping center with a gross leasable

area of 354,458 s/f. With anchors Walmart Supercenter, and a new Burlington opening in fall 2014, the center’s present ten- ants include Dollar Tree, Sover- eign Bank, PLCB Wine & Spir- its, VerizonWireless, Frankford Cleaners, Hair Cuttery, Osaka Japanese restaurant, McDon- ald’s, and Renzo Gracie. A mix of new national and local ten- ants will occupy an additional 40,000 s/f of retail space when re-tenanting is completed in fall 2014 and spring 2015. Located on Rte. 309 at Or- villa Road, Hilltown Crossings is at the center of an area where population growth continues to drive new homes, schools, and businesses, and 40,000 vehicles per day traverse the major high- way artery. Wolfson recognized the need for a more robust shop- ping center, and in 2012 began redevelopment of the property with a multi-million dollar in- vestment by Walmart that expanded its store to a 220,000 s/f Supercenter. Providing 150 new jobs for the community, the expansion added a pharmacy and a supermarket—and the

opportunity to fill the former supermarket space at Hilltown Crossings with the new Burl- ington. “We know consumers in the Hatfield area are eagerly await- ing the opening of Burlington, which is an ideal retailer for our desired tenant mix,” said Matt Sitton , vice president of real estate. “The combination of Burlington and a Walmart Supercenter, along with our other value-focused tenants at Hilltown Crossings, means that local consumers never have to travel far to get the things they need on a daily basis.” Wolfson attributes the success of this and other developments to a project team that has been working together for more than a decade. “We have a fantastic team,” he said. “At Wolfson Group, we have experienced people such asMatt Sitton; chief financial officer EdMoyer ; Bill Dion , director of development; John Fiore, Jr. , director of property management; and Dallas Schurr , our leasing representative for Hilltown Crossings, supported by a very
