Andrew Morgan MBE Andrew is one of the most respected and well known estate agents and auctioneers in Bristol having spent a lifetime in residential agency and on the auction rostrum and is recognised as one of the most experienced provincial auctioneers in the country. His knowledge of property is second to none which is invaluable to one of the fastest growing agencies in the region. His love of Bristol and his obvious concern for others has led him to be involved in a huge number of charitable events throughout his career raising thousands of pounds by his entertaining charitable auctions. For this work he was awarded The MBE in The Queen’s Birthday Honours in 2013. He is chairman of several charities and is

“ “ h, to be in England now that April ’s there ” These nostalgic words by Robert Browning are always so pertinent during this exciting month when the sap is rising, nature bursts forth with meteoric energy and prospective family buyers are chasing, with a frenetic vibrancy, those period family homes in which to put down some roots! A fine example of a property fulfilling these aspirations was offered in the April Auction. Number 3 St Matthews Road, a quintessential Victorian semi-detached bay villa with elegant accommodation on just two floors, in need of modernisation but with a delightful enclosed garden and off road parking. The frustrated (property seeking) public certainly re- acted in true form once the property was initially marketed. With a Guide Price of £575,000 purchasers were already queuing at the gate for the first viewing. Throughout the marketing campaign 106 groups viewed and 49 parties registered for the legal pack. On the night the saleroom was strangely quiet with the tense vibrancy and ambiance associated in the imagined moments before a large battle is about to commence. The bidding soon broke through the Reserve figure with 7 parties left in the field who spurred the final victor onto £705,000 before the auctioneer was able to call the bidding three times and eventually allow the gavel to fall. With a triumphant purchaser and a delighted seller I could conclude that auctions are now the only way to truly establish the value of these ubiquitous, rarely on to the market, period gems. “O

House Prices – a possibly surprising update?

Whilst there may be fewer buyers around, those that are looking are intent on moving and possibly “bored” with the whole Brexit fiasco. No change until Brexit clarified Jeremy Leaf, north London estate agent and a former RICS residential chairman, said: “Asking prices are not selling prices, which explains why some of these figures do not match results from other recent housing surveys. Overall, although there has been little change, that masks some considerable regional differences. For instance, London is acting as a drag on the rest of the UK housing market and prices don’t include inflation so have risen or fallen further in real terms. Looking forward, we are not expecting significant changes one way or the other, at least until Brexit is clarified.” Agents’ Views

Everyone in this room keeps an eye on house prices, I am sure, but it’s always interesting (to me anyway) to see what the bigger picture looks like . Whilst I know that we remain very busy and taking on new staff, the daily news would make you think otherwise! On an annual basis, prices increased by 0.1% this month, with the average house price at £308,290 up from £305,449 in April 2019, according to the latest Rightmove House Price Index. The report found that four out of eleven regions hit record highs for seller asking prices. Regional overview Prospective buyers in Wales, the West and East Midlands, and the North West are seeing all- time highs for the average price of property coming to market. Property prices in Wales were 4.1% higher than 12 months ago, breaking through the £200,000 barrier for the first time. In the West and East Midlands, prices rose by three and 2.5% respectively, whilst in the North West they increased by 2.1%. By contrast, London, South East and the East of England regions have seen year-on-year falls. Interest in property remains high Miles Shipside, Rightmove’s director and housing market analyst, said that price increases are the norm at this time of year, with only one fall in the last ten years, as new-to-the-

Four essential things to prepare for an auction • solicitors • survey • finance • ID Auctions offer a whole range of different and exciting property opportunities - why not see what is on offer? It may seem a daunting process to buy in a saleroom but if you follow these guidelines it is a very straightforward and enjoyable process. Do not be afraid to ask for guidance from us – we are there to help you. Can I attend an auction to see what happens? An auction is a public event you are most welcome to attend. We recommend that anyone thinking of buying by this method attends auctions in order to familiarise themselves with the process. How do I find out about new properties? Join our mailing list by either calling the office or send us an email via our website. How do I view the property? Viewings will be arranged and times published. You can view at these times without making an appointment. Arrive early to take advantage of the maximum viewing time. What is a price guide? An indication of the seller's current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price

(see separate definition). Both the guide price and the reserve price can be subject to change up to and including the day of the auction. What is a reserve price? The seller's minimum acceptable price at auction and the figure below which the auctioneer cannot sell. The reserve price is not disclosed and remains confidential between the seller and the auctioneer. Both the guide price and the reserve price can be subject to change up to and including the day of the auction. Can I make an offer? Pre-auction offers can be only submitted by completing the OFFER FORM which can be downloaded within the online legal pack. Please note offers will not be considered until you have viewed the property and the COMPLETE legal pack has been released. In the event of an offer being accepted, the property will only be removed from the auction and viewings stopped once contracts have successfully exchanged subject to the standard auction terms and payment of the buyers premium to Hollis Morgan. Can I bid on the telephone? If you cannot attend the auction (although we strongly advise you do) you can make a TELEPHONE or PROXY BID. This authorises the auctioneer to bid on your behalf up to a pre-set limit. Forms and relevant conditions are available to download with the online legal pack. A completed form, ID and two cheques (one for the 10% deposit and one for the Buyer's Administration Fee of £1,000+VAT) are required by the Auction Department at least two full working days before the auction. Should I have a survey? If you would like to arrange a survey or mortgage valuation of this Lot BEFORE the auction please instruct your appointed surveyor to contact Hollis Morgan and we will arrange access for them to inspect the property. note that buyers CANNOT attend the surveys and the surveyors are responsible for collecting and returning keys to the Hollis Morgan offices in Clifton. What is a legal pack? A legal pack is prepared by our clients solicitor and Digital Copies of the Online legal pack can be downloaded Free of Charge. *** STAY UPDATED *** By registering for the legal pack we can ensure you are kept updated on any changes to this Lot solicitor. What makes the best investment? Target the growing young professional market. Walking distance to the City Centre or on good transport links. Professional sharers will pool resources to rent a 3-4 bedroom house, maximising your rental income in the process. Finding houses that can be converted to flats offers good rental potential and capital appreciation. 1 bed flats/apartments are in high demand from high earning single professionals. Affordable homes are in demand so consider areas further from the Centre if the yield is attractive and the area has sufficient services and amenities. What has the best yields? A good gross yield in the Bristol market is currently around 5%. It is possible to achieve much higher gross yields of up to 10% by investing in high density HMOs. They do however require intensive management with high turnover of occupants creating risk of increased void periods. The 1 bed market in or close to BS1 can offer you a high calibre tenant, opportunity for capital growth, and a 5%+ gross yield. What do the best tenants want? Modern, stylish, clean and low maintenance properties. The days of magnolia walls and cream carpets are long gone. Stylish grey tones and minimalist finishes are in demand. This can be evidenced with most new build developments appearing in the City. Corporate lets can make for secure tenancies and their requirements will range from stylish studio apartments to large 4 bed houses. Regardless of the size of property, the same expectations for quality of finish applies.

What properties have the best chance of capital growth?

The Bristol market has seen strong capital growth over the last decade. With the London market becoming unaffordable for a lot of investors, we have seen more money invested in Bristol instead. More owner occupiers are also choosing to live in Bristol while working in London. Extensive redevelopment of the Harbourside area and future plans for redevelopment around Temple Meads have also helped push asking prices up. Victorian and Edwardian Houses are always in high demand and have seen strong growth due to their spacious layout and flexible space. What type of properties command strongest rents? Premium properties command premium rents. City Centre 3-4 bed houses are in short supply and so command strong rents when marketed. Unique properties such as conversions of interesting buildings (eg. The General Hospital) are prime real estate and offer high rents compared to other stock in the same area of the same size. What locations are most desirable? Clifton has long been seen as one of the most desirable areas of the City. However, premium rents and sale prices in Clifton have encouraged people to settle in other areas. This has resulted in areas such as Southville becoming one of the most desirable areas to live for those that cannot afford Clifton. The Harbourside will always maintain high demand with its close proximity to all that Bristol has to offer. Areas on the periphery of the City Centre such as Brislington, St George, Montpelier and Easton are becoming more popular and are seen as the more affordable places to invest in today’s market.

Who and what are RESOC?

The UWE Real Estate Society (RESOC) was founded in 2017 by 3, second year UWE 'Real Estate' students and has grown into a great tool for the student body to take their interest in property

to the next level and get real world experience and make their own connections. The society works closely with the course lecturers and similar societies at other universities to organise great events and help improve the employability of our members.
