“ “ h, to be in England now that April ’s there ” These nostalgic words by Robert Browning are always so pertinent during this exciting month when the sap is rising, nature bursts forth with meteoric energy and prospective family buyers are chasing, with a frenetic vibrancy, those period family homes in which to put down some roots! A fine example of a property fulfilling these aspirations was offered in the April Auction. Number 3 St Matthews Road, a quintessential Victorian semi-detached bay villa with elegant accommodation on just two floors, in need of modernisation but with a delightful enclosed garden and off road parking. The frustrated (property seeking) public certainly re- acted in true form once the property was initially marketed. With a Guide Price of £575,000 purchasers were already queuing at the gate for the first viewing. Throughout the marketing campaign 106 groups viewed and 49 parties registered for the legal pack. On the night the saleroom was strangely quiet with the tense vibrancy and ambiance associated in the imagined moments before a large battle is about to commence. The bidding soon broke through the Reserve figure with 7 parties left in the field who spurred the final victor onto £705,000 before the auctioneer was able to call the bidding three times and eventually allow the gavel to fall. With a triumphant purchaser and a delighted seller I could conclude that auctions are now the only way to truly establish the value of these ubiquitous, rarely on to the market, period gems. “O
