maintenance of every plumbing component, including sump pumps, water heaters, washing machines, refrigerator water dispensers, dishwashers, toilets, faucets and sinks, and any other water appliance. By doing so though, you will not only extend the lifespan of the appliances, but will also save water and minimize the potential for claims. Hoses to appliances should also be checked for replacement – they don’t last forever. Do make sure you know where all the water shut-off valves are to access quickly if the need arises. Where we are not personally confident we can look after such an long plumbing list of items, perhaps a trusted home inspection or plumbing service can be helpful to you.

Here are some TIPS to prevent frozen pipes:  Know where shut-off valves are and how to turn them off  Insulate pipes on exterior walls  Keep garage doors closed, especially if water supply lines go through the garage.  Open cabinets in bathroom and kitchen to keep warm air circulating around the plumbing  Let faucets drip once you have determined which pipes are fed by exposed piping  Keep the thermostat consistent day and night  Seal cracks and openings to stop drafts from freezing water systems  Leave heat on if you are leaving your home and while you are away  Open interior doors to keep a consistent temperature in your unit  Find and post instructions to thaw frozen pipes Post your preferred plumber’s name/number for easy and quick access

SEWER AND DRAIN BACKUPS PREVENTION

Good habits and routine maintenance can eliminate most sewer and drain backups, where damage to your unit and health can be very problematic. The most serious cause of overflows is grease buildup that gets into the sewer from household drains. Fats, oils and grease are a natural consequence of cooking. When poured down sink drains these liquids cool, the grease solidifies and causes buildup inside the pipes, becoming a hardened mass. This buildup restricts the flow of sewage and closes pipes. Routine maintenance tips in the kitchen and bathroom include:  NEVER pour grease or discard food down sink drains, disposals or into toilets  Scrape grease and food scraps into the trash for disposal  Clean hair buildups from sinks and showers Do not flush wipes, masks or disposable gloves – they are likely to clog up plumbing systems and cause damage to pipes and machinery at wastewater treatment plants

Boards can be proactive by preparing seasonal maintenance checklists to distribute to residents in whatever mode of contact you use with them.
