MEET THE Team
Featuring Brittany Gorby In The Charlotte, NC Division
Brittany Gorby joined the Pulte Central East Zone Team in August 2021 as an Area Project Manager, overseeing the Del Webb and John Weiland target consumer groups. Since then, she has been promoted to Central East Area Senior Project Manager, leading several area & company wide initiatives in the same target consumer groups in addition to the development of AI implementation for product.
Fun Facts
She enjoys traveling to the mountains with her husband, Heath, and their daughter, Callah. It was in the picturesque setting of Eagle, CO, in 2020, where she and Heath got engaged. Graduate of Texas A&M University, class of 2012 with a Bachelors of Environmental Design & Associates of Science in Physics She has been involved in both residential and high profile commercial projects from both the architecture and construction management side “I have self-taught myself C++ through Harvard's online computer science course, which has significantly enhanced my ability to develop constructs that advance both my personal and the company's AI initiatives, particularly in product development.” Brittany has recently contributed to the re- launch of the John Weiland brand in the Central East, facilitating a refresh of plan layouts and the modernization of options in collaboration with the National Architecture team.
Current national initiatives underway include a revamp of the "Plan Change Request" process, development of the Central East Area product site, roll-out of the Central East Area newsletter, and various project tracking initiatives with built-in AI automations to enhance project delivery and communication for the Central East Team.

Located on the banks of the Schuylkill River in Conshohocken, Pennsylvania, the Northeast Corridor Division is constructing four 50 Unit multifamily buildings. Each 95,000 square foot building features an on- grade parking garage with four stories of luxury condominiums above. Parking: The garage accommodates 52 vehicles, including 14 tandem spaces for buyers with additional needs. EV charging stations are available at each garage space, along with on-site surface parking. Access: Card access entries, elevators, and dual stair towers provide entry to the living spaces above. Units: Each building offers a mix of one and two-bedroom units, with additional dens in most models. Construction: The garage level utilizes steel columns and poured in place concrete to support the first floor composite concrete/steel deck slab. The first floor height of the buildings was designed to be elevated above the flood plain as they are adjacent to a river. The garage level also incorporates additional flood mitigation components. All construction above the raised podium consists of traditional wood framing and trusses. All floor, ceiling, unit separation walls, and exterior walls are required to be fire rated and the entire building is equipped with a sprinkler system. Design development, construction documentation, and the construction administration process is managed by the North Area’s internal Commercial Architectural Team. Their services are currently used by the New England, Northeast Corridor and Mid-Atlantic divisions.

The new Hadley is a 2011 SF addition to our very popular 24ft 2-Story Frontload Series. These new designs are our first foray into Rearloaded 2-Story Townhomes. Upon entry, each has a generous Gathering Room which ties nicely into the open Kitchen space. The garages are oversized and offer ample storage space to one side. The 2 floors provide different Owner’s Suite solutions to capitalize on various views throughout the communities, and this flexibility was very well received during Consumer Validation. The 2 floors also offer different massing along the front, mixing 1 & 2-story elements to liven up the streetscape. nd nd

Located a mile from historic downtown Round Rock (suburb north of Austin, TX) we have opened a new townhome project. This property features a total of 60 units, organized into buildings that consists of 3- unit, 4-unit and 5-unit combinations. We developed three unique 2-story floor plans ranging from 1,850 sq. ft. to 2,000 sq. ft. Each unit was designed to include an end unit layout and interior unit layout. Allowing for the Division to be selective with the units in each building and adapt as need to meet market needs. Each plan includes an open living space on the 1 floor along with a 2-car garage accessible from an alley street to minimize vehicle along the front elevations that face the historic district. We new Farmhouse and French Country elevation into our current TCG 5 lineup. This is in addition to our long-standing Texas elevation have introduced lineup of Hill Country & Lonestar and give ourselves more elevation variety to be utilized throughout our ever-changing divisions. The Farmhouse elevation features steeper roofs predominantly adorned with board and batten siding. When masonry is included, it serves as an accent to enhance the overall design. In contrast, the French Country style employs more brick to achieve that distinct European flair, complemented by higher sloped roofs.

Field Engagement
Throughout the first half of 2025, we have been conducting field walks with construction managers in each of our four divisions. Building more of a relationship with apart of our team that otherwise may not be familiar with who we are and how we make adjustments to give the field team a better product. Addressing recurring constructability issues that the field team are experiencing Reduction of the need for continued field redlines of conflict between architectural and engineering drawings Determining the need of additional drawings/details/layouts to aid in construction Reviewing of HVAC routing and platforms for efficiency These walks have been successful and have prompted continued engagement and plans to move to different locations within Divisions for the remainder of 2025 and into the following year

HIGH DENSITY A new high-density product series is being developed under the Del Webb brand to target a more attainable price point. Designed to broaden market appeal, this product will be introduced as part of a Del Webb enclave within a larger 850-uni t, mixed-product community in the Charlotte market. The concept features highly amenitized, two-bedroom homes with single-car garages, arranged around shared access drives to maximize land efficiency. Floor plans range from approximately 1,005 to 1,363 square feet, with a projected density of approximately 10 dwelling units per acre (DUA). This initial implementation will serve as a test case to validate both market interest and operational feasibility for expanding this compact, lifestyle- oriented offering across other Del Webb communities.
