The number of condo listings in Richmond increased 5% between March and April (to 810), and increased by 73% from last April. The number of condo sales dipped by 3% vs March 2019 (to 90) and were 46% lower vs April 2018. The sales-to-listings ratio dipped to 11%, as Richmond’s condo market transitioned to buyer’s market territory. The condo benchmark price was $654,900 in April, virtually unchanged from March and 7% lower than in April 2018. The average sold price was $578,119 (up 5% vs March) while the average PSF sales price was $649 (up 1.2% month-over-month).
