Dear Candidate, Thank you for taking the time to apply for the appointment of the Client Services Director for the brand new real estate development, 8 Bishopsgate. A 50-storey tower on the corner of two of the most prominent streets in the beating heart of London, the development sits in the most vibrant Square Mile of real estate in the City. Including workspace, street-level retail, and a public viewing gallery on the 50th floor, and having already attracted a number of high profile tenants, 8 Bishopsgate is set to become one of London’s newest iconic buildings, and the UK’s most sustainable office tower. The Client Services Director will be the ambassador for 8 Bishopsgate, leading both the internal staff, the buildings customers and anyone who interacts with it. The development, due for completion in 2022, is a jointly funded venture between Mitsubishi Estate, a leading international property development and investment company, and Stanhope, a team of development entrepreneurs with 30 years of experience and a £30 billion track record of completed projects. Ultimately managed by Savills, the successful candidate will be expected to interact with, and influence, a variety of high-profile stakeholders and individuals. With over 900,000 sq ft of office accommodation, 8 Bishopsgate will be a hub for modern business in London and the UK. It will offer the highest quality service and environmental standards, ensuring that every occupier has the very best experience of working within the space. The Client Services Director will lead the building through to full occupancy, ensuring that expectations are exceeded whilst maintaining the high standards and upholding the brand personality, values and spirit of 8 Bishopsgate.

Mitsubishi Estate Mitsubishi Estate London Limited (MELL) is a full subsidiary of Mitsubishi Estate Europe Ltd., a wholly owned subsidiary of Mitsubishi Estate Company, Limited (MEC). MEC is one of largest quoted real-estate developers in Japan, with net assets of approximately £13 billion. MEC was established in 1937 as a spin-off of the real estate company of the Mitsubishi Group. Its largest concentration of the assets is around the Marunouchi area, the central business district between Tokyo station and Imperial Palace, where 280,000 people are working. The 120ha CBD today houses major Mitsubishi Group companies as well as other large firms not affiliated with the group, approximately 4,300 offices in total. MELL established their London office in 1986 and since then has led on various landmark development schemes, including Paternoster Square, ITV PLC (72 Upper Ground) and most recently, 8 Bishopsgate, set to be the UK’s most sustainable office tower.

Stanhope Stanhope is a developer with 30 years’ experience and a £20 billion track record of completed projects, including landmark projects such as Broadgate, Paternoster Square, Chiswick Park. Their development management model has enabled them to deliver projects from inception to successful operation, with a focus on sustainable buildings and urban placemaking. They have won over 150 awards for their work, including 12 RIBA awards and another 18 awards for sustainability. A focussed team of development entrepreneurs from professional property and construction backgrounds including surveyors, engineers and building experts, the majority of the Stanhope executive team have worked together for over 15 years. Stanhope aims to create new places that support a range of uses and are welcome additions to the built environment.

About 8 Bishopsgate

A BUILDINGFOR IDEAS 8 Bishopsgate will be a 50-storey tower on the corner of two of the most prominent streets in London, comprising 570,000 sq ft of office space in a landmark new tower. ARCHITECTURE The building’s unique form is characterised by a superb palette of high-quality materials and elegant detailing. Low-iron glass runs through the building from floor to ceiling, allowing in exceptional natural light. SUSTAINABILITY The first speculatively developed tower to target an EPC A rating and BREEAM Outstanding, 8 Bishopsgate is founded on the UN Sustainable development goals and follows the guidance of the RIBA 2030 challenge. The design has been developed to achieve both low embodied carbon and be low-carbon in operation.

WELLBEING Over 10% of the building, totalling 75,000 sq ft, is dedicated to shared space. This includes gorgeous communal terraces, a cafe, food hall, event space and viewing gallery.

Reports to: Head of Central London Offices Responsible for: Property Managers, Senior Engineering Manager, ESG Manager & Community Manager Purpose of the role A dynamic and experienced business leader who will work closely with the client and Savills teams. An influencer who is able to give strategic direction and clearly communicate the vision for 8 Bishopsgate, including the values, culture and behaviors . An effective team manager with results-driven leadership. Delivery of the vision and key objectives in the business plan, having strategic focus and motivating the team to deliver the best experience in one of the premium UK office developments. Main Duties Management and Leadership • Create and drive a strong multi-functional leadership team providing depth and resilience to the operation of the property. • Develop a business plan to be cascaded to all team members aligned to the values and aspirations of the client.

• Direct and support the Senior Management Team.

• Ensure all team members receive exemplary levels of support, development and performance feedback. • Monitor metrics providing an objective view of our performance, identify shortcomings and address forthwith.

Leadership and Best Practice • Bring best practice from across the Savills business, Property Industry and aligned business sectors of our service building: • Working with the Savills RISE team to adopt our core principles of service delivery in a manner that aligns with the Property. • Implement continuous service improvements through the introduction of new initiatives, ideas and technology. • Champion the company policy within the area of Corporate Social Responsibility including Community Initiatives to ensure an integrated way of working by driving this ethos through the onsite teams. • Represent the property to outside agencies in the city, ensuring its profile is effectively maintained and developed. • Understand business linkages by having a broad and deep understanding of the office/retail/leisure/ residential industry, the market place and issues relating to the city, politics and the environment in which it is located. • Find opportunities to continuously improve the property as a destination and successful asset. Financial • Establish and nurture a culture which allows the teams to take overall responsibility for the property, budgets and business objectives. • Forecast, set and manage the budgetary movements for service charge and non-rental revenue.

• Manage resource within agreed financial parameters.

Brand Enhancement • Uphold the brand personality, values and spirit throughout the team. • Help build and promote a brand which is unique, vibrant and aspirational, that reflects the corporate values of 8 Bishopsgate. • Work with the team to consistently exceed customer expectations and deliver long term, sustainable customer satisfaction both internally and externally. • Work with the client team to maximise positive exposure in both PR and all forms of media. • Understand and react to customer feedback and data from social media platforms. Occupiers • Oversee good relationships with all occupiers through operational support and delivery and be the primary contact for senior staff at site level.

• Encourage occupier engagement and understand their business performance.

• Maintain positive relations and encourage feedback with all key occupiers and assist in occupier initiatives, updating on progress at Occupier Meetings. • Support occupier engagement with successful implementation of a Digital Layer.

ESG • Lead the delivery of ESG goals of the client and Savills.

• Engage with the occupiers to understand their ESG aspirations to encourage aligned goals and behaviours.

Communication • Maintain a consistently high level of dialogue with the full team.

• Ensure everyone understands the business objectives and the part they play by championing any necessary changes and acting as a role model at all times. • Work in conjunction with Savills Property Manager and Human Resources to recruit quality employees from a wide and diverse background as and when necessary. • Provide effective leadership to ensure the development and encouragement of all management and the team to meet both business and personal objectives. • Undertake pay and bonus reviews of onsite team in conjunction with the Asset & Property Management Team. • Lead and encourage the Senior Management Team to ensure the development of the team to meet business and personal objectives.

Health and Safety and Security

• Good awareness of the property Health & Safety Policy ensuring that it is communicated to all staff effectively.

• Ensure the team achieve full compliance with the statutory legislation.

• Ensure the team are responsible for developing a Health and Safety culture among the team, creating a safe place to work and shop. • Develop good relationships with the local authority, ensuring a collaborative culture towards any potential issues.
