Lost Your Home to Foreclosure? How Surplus Funds Could Be Your Silver Lining Nobody expects to go through a foreclosure when buying a home, but when things happen outside our control, we can do little to prevent it. You may have lost your job or experienced a divorce that left you without the necessary funds to pay your monthly mortgage. Within a few months, the house you made so many memories with your loved ones and worked diligently to decorate and make your own is no longer yours. It can be devastating but understand that all hope is not lost. Surplus funds may be

our cognitive abilities and retain information more effectively. Here are four scientifically backed tips to transform your memory and unlock your full potential.

Exercise your brain and body. Numerous studies have shown that regular physical exercise can profoundly impact cognitive function. When you engage in aerobic activities such as running, cycling, or swimming, you improve your cardiovascular health and stimulate the growth of the hippocampus — the area of the brain responsible for learning and memory formation.

available to you after the house is auctioned.

Meditate for a sharper mind. Did you know mindfulness and meditation can improve your memory? Researchers have discovered that individuals who practice meditation regularly, even just a few minutes a day, exhibit increased brain volume in the hippocampus, resulting in enhanced memory performance. Nourish your brain with the right fuel. The saying “you are what you eat” is true for brain health. A diet rich in low-sugar, low-refined carbs and healthy protein and fat sources can support optimal cognitive function. These foods provide the building blocks your brain needs to keep your memory sharp and thinking clear. Practice improves memory. Practicing regularly is one of the most effective ways to improve your memory. Whether memorizing song lyrics, reciting poetry, or even just trying to recall your daily tasks, the more you challenge your brain to store and retrieve information, the better it will become.

Surplus funds are any money left over after your foreclosed house has been officially sold and all lenders or lienholders have been paid off. Let’s say you lived in that house for 10 years and only had $50,000 left on your mortgage before you paid the house off. When your home goes to auction, it sells for $200,000. Money you’re entitled to will be left on the table, but you might be completely unaware it is waiting for you. In many cases, after leaving their foreclosed home, the individual does not inform the court or post office of their new residence. Since surplus funds notices are sent out via mail, the court cannot notify the previous homeowner(s) that they have surplus funds. In other situations, a distraught homeowner, trying to figure out what to do next, ignores everything sent to them related to their former home. When surplus funds go unclaimed, the court holds onto the money until someone claims it for the homeowner. If you have heard horror stories about foreclosures from people who experienced them during the housing market crash years ago, remember that foreclosure in the current market is a different experience. Your house is likely not turned upside down and irreparably damaged. Your home will likely have surplus funds, even a small amount. Please contact our office if you need help claiming those funds or want to learn more.

So, what are you waiting for? Start exercising, meditating, fueling your brain, and practicing today — your future self will thank you.
