NEW RULES WILL REMAIN THE NEW NORMAL FOR SOME TIME. S itting and waiting for the changes caused by this virus to revert to pre-pandemic levels is simply not an option. Adapting steadily as we go is the new normal. The UK economy is shrank by 20.4% in the second quarter of this year, which as many are stating it is the worst slump of any quarter on record. As a country we are dependent upon services and consumer spending which both went into heavy decline as spending decreased substantially through lockdown. Many workers were furloughed and some have now lost their jobs. Construction saw record drops alongside production, with a cumulative economic drop of 22.1% in the first half of the year - far worse than our near neighbours, France, Germany and Italy. The combined threat of a second wave of the virus in the winter months and Brexit negotiations being slow to progress, are causing concern regarding any quick recovery.

According to the Bank of England “the economic shock triggered by the coronavirus pandemic will be less than initially feared but the bounce-back will take longer and inflict lasting damage for jobs and growth.” So is there room for hope? Have we seen a breakdown rather than a lockdown? Well, if we strategise carefully and nothing else thwarts the economy’s growth, perhaps we can be optimistic. Any recovery from this recession is clearly going to take a while. There is a flicker of light, although the last quarter saw construction being the hardest hit it also bounced back quickly by 23.5% in June after a month on month increase. Consumer demand could well push us towards a stronger recovery after the third quarter, however, this will be determined by perspective and how things may change if job security fades.

economy since March. Any second wave this winter, on a global level will greatly affect the growth potential of the economy for 2021. Ernst Young gives us more optimism to build upon with predictions of a 5.6% year-on-year GDP growth in 2021 - that is 4.5% higher than the company’s previous forecasts. The EY report offers some stark realities also with warnings that the UK economy will not return to the levels of 2019’s year end until 2023. The resiliency of the supply chain is critical moving forward. Look for more localised suppliers. Planning a way forward to welcome the recovery, and the longer term future of a business, is essential. Those who remember the trials and destabilising impact of 2008’s recession can look back to see what they would or will do differently so that full advantage can be taken when the economic tide turns. This will help to take your business further forward this time around.

Right now it is important for suppliers and manufacturers to work together to stay on top of things, so that they can adapt as the market changes. A rapid recovery strategy is essential and while many business owners have tackled the immediate issues such as safer working conditions, consideration will need to be given to full production when the demand dictates. These are unprecedented times with an inordinate amount of humanitarian challenges sitting alongside extraordinary monetary crises. Most companies have risen to the challenge in the UK and further afield, ensuring their workforce is safe by altering the way we work. Evaluating and adapting all sectors of a business will ensure its success. Being malleable and continuously flexible is now the new normal for most of us. Hopefully, next year, will see the country work out new paths, pull together again, and gather momentum in a combined effort to keep us all afloat.

COLOUR CAN COST IF YOU DON’T GET IT RIGHT

D esigning or renovating a home comes with a lot of choices which sometimes need to be made quickly. Windows and doors make a huge impression and can affect the appeal of a home when it comes to selling. These are really important points to raise with any potential investors. A touch of colour in the window frames seems like an old topic, but not to the consumer who may need help, or at least steering, in the right direction. This is the difference between rustic warmth or urban cool as a factor so prior planning with homeowners makes for a good success story all round and will naturally lead to referrals. Once the homeowners have decided on the style of windows for their home, the colour of the frames should then be the next big aspect to discuss. Whilst it may seem like a simple choice, and for some it really is, there are those who need guidance on colour options available for design styles of both windows and doors if it is to add value.

There are now so many colour options for windows, doors and their frames - but working from the style of property, will help create a great finished result and of course, recommendations. For a traditional property, the window frame colour should contrast well with the exterior of the home. By contrast, for more modern properties trends show that different colours which blend well with the house exterior are preferred. Whichever style of property it is important to give as much choice as possible while co-ordinating with the look of the home. Cream frames for example, work well with red brick houses and are an excellent alternative to white and black. Wooden or timber effect frames also would work well on this type of property. The consumer needs to know how they want their home to look once the project is finished to determine the right colour choice. Of course, beauty is in the eye of the beholder but generally people do like to feel that ‘value for money’ includes advice on the best options for their

specific house. Replacing windows, is a big project with a big budget for some, and the desire is that the look will not be a trend one year, that does not add true value the next. Keeping all things the same helps greatly! Matching existing colours or adapting it slightly may be preferable for a more traditional property. What is on the inside will be a good pointer as to the type of finished appearance the owners may want to see once the install is finished. The windows will need to work in harmony with the rest of the house, not detract or undermine it. Do remind homeowners about the value they are hoping to add in the long term. Paint on timber windows can be changed, it’s a little more tricky with upv-c as it tends to be there to stay. Plus it is expensive to replace. Just as houses with neutral shades tend to sell well, so do spectacular modern designs, so going bold should not be a concern on the right property.

Neutral colours will always be popular and do tend to appeal to the broadest audience. This doesn’t mean just white, cream or wood, there are some great shades of grey, green or navy that are perfect for renovations and with companies such as Kolorseal out there, these vast colour palettes will suit every taste. Another thing for homeowners to consider is the location of their property. Living in an urban environment for example comes with a lot of dust and grime. Very light and very dark tones will show any dirt so mid-tones will help to camouflage that for longer. On the interiors, the colour of a frame can really make a value added statement - bold colours against white or pale walls really do add an outstanding aesthetic that brings an excellent return on investment. The interior colour of the frames are as important as the exterior and will help to theme a house in all the right ways.

POSITIVE SIGNS FOR NEW BUILDS

S ince the housing market reopened there has been a substantial increase in demand for new build homes. Whilst the beginning of the year had been positive for builders with a very strong start to 2020, the level of demand has since soared by 66%. Demand for new build homes has skyrocketed by a staggering 66% since May.First time buyers, determined to get onto the first rung of the property ladder, have caused a rise of 87% in the new build sector. This level of recovery is setting new records and is rivalling the traditional market sector where demand has grown by 46% - so still a positive outcome in very challenging times. The fact that new builds are proving a popular investment right now will likely be attributed to the Government’s ‘Help To Buy’ scheme which is only for new home purchases. However, for Estate Agents the challenge of lockdown created a real focus on the virtual ability for viewing a property. Help To Buy stipulates a 5% deposit with the Government adding an interest free loan that equates to 20% of the home’s value. As many lenders have withdrawn their 90% and 95% loan- to-value options there will be more first time buyers looking to use the Help To Buy scheme. With plans recently unveiled by the Prime Ministers, over 180,000 new, affordable houses are now due to be built. Additionally, with the planning system changed to make things easier

for commercial buildings to be converted into residential homes this bodes well for the building, glass and glazing sector. Often considered the lifeblood of the housing market, first-time buyers currently are keeping things afloat. Whilst the figures may well abate, currently the northern half of England is seeing the largest rise in demand. In the North East there has been a staggering increase in interest in new build properties, with figures escalating by a massive 139% since we came out of lockdown. Likewise, in the West Midlands the uptake has risen to 121% with the East Midlands at 108%, following closely behind. In other parts of the UK there has also been very positive results since lockdown was lifted in June. Wales saw an increase in demand for new homes of 74% jump; and Scotland saw a 33% jump in interest. These figures outstrip any previously recorded and the trend is continuing at the moment. Additionally, with home owners now able to add more space above their properties, the fast-track approvals process could well be busy for some time to come. Translating this into house prices, it is expected that house prices will grow at the annual rate of 2% - 3% at least until the end of September. Beyond this, with Brexit and nervousness regarding a potential second wave of the Coronavirus pandemic, the housing sector could see a very different trend towards the end of 2020 and into next year.

Looking at our high street there is a lot of room for development particularly in relation to conversions from commercial outlets into residential properties. The way many people now work and their buying habits have changed with the pandemic still

The ease and speed of online shopping has quickly altered buying habits. So with increasingly empty office space and many shops now up for sale is there a possibility that converting commercial to residential property could become big business for big and small developers. Since 2013 when the planning rules were relaxed, in a bid to to tackle the housing shortage across the UK, it would seem the right time to look at conversions into residential.

Whilst planning permission is still needed to convert any retail premises into one or more homes, have developers been slow on the uptake? Prior to the pandemic commercial conversions were not at the top of many people’s lists of projects due to red tape involved with plans often requiring specific building works to be completed for the transition is made. It is inevitable that changes are coming to towns and cities and ones like these could create unease for existing residents - but with a little time and effort, this could well be viewed as being positive transformations. The mix of office space, hotels, shops and homes, has been around for some time now in the larger cities of the world, but adapting dilapidated shop fronts on quaint, but deserted smaller high streets could really give a boost to the economy. Mixing things up in a development sense simply has to be the best way forward. Residents in these smaller, suburban areas, would provide a natural supply to the cafes, restaurants,

bars and boutique shops that still do exist or are created because of the investments made in the area. Commercial property prices are now much more financially viable for converting to residential, plus with good creative, eco-friendly design it could give a real boost to many suburban areas. There would seem to be so much untapped potential for builders and installers in the construction sector to create more homes. Some buildings could become mixed use with small retail outlets on lower floors and renovation of often unsightly upper levels in commercial properties. These could be converted into student accommodation, or private flats, with a coffee shop underneath - the mix is as diverse as the planners will allow. This surely is the obvious solution to many areas that are rapidly heading in decline due to changes that are rapidly happening with consumer spending?

L eading hardware company VBH has recently appointed Earl Tate to the position of Area Sales Manager for South East England. ENDURANCE ANNOUNCED AS LAUNCH PARTNER FOR FENEX

E ndurance Doors have announced that they will be a launch partner for Fenex, which is the UK fenestration sector’s first ever virtual exhibition and it’s aimed at the entire supply chain, along with the general public. the Homebuilding & Renovating Show with their Autumn Show, this is the first foray for the fenestration sector. Given the increase in COVID-19 cases throughout Europe forcing the cancellation of the Fensterbau Fair earlier this year, this new digital platform looks set to become a risk-free environment for the exhibitors, visitors and for all those other businesses involved in the event. FENEX TO ANNOUNCE NFA 2020 WINNERS

T he first of the FENEX sector-specific expos will be where members of the fenestration sector will be able to discover who has won in this year’s National Fenestration Awards. There has been a flurry of excitement around the launch of FENEX with industry leaders grasping the benefits that a virtual exhibition can bring to their business – both in terms of time and costs.
