In 2024, we continued to build on our legacy of excellence, successfully delivering a wide range of projects and initiatives that demonstrate our commitment to quality, safety, innovation, and compassion.

Here are some fun facts, key metrics, and stats that shaped our year!

“The only way to do great work is to truly love what you do, and the best way to predict the future is to build it!” As we begin 2025, I reflect on what was truly another exceptional year for our company in 2024. We continue to break financial records, which is a testament to our team’s relentless commitment to excellence. However, what excites me most is not just the numbers but the progress we made in areas that often go unnoticed yet are integral to our long-term success. Our team has been nothing short of extraordinary. A standout accomplishment worth mentioning was the launch of our new project management software, Autodesk Build & PowerBI; both are critical steps in staying ahead of industry advancements. These systems will prove to be more efficient and organized and help us face any challenge the future may hold. We’ve also embraced use of artificial intelligence in multiple departments, allowing us to streamline daily tasks, boost productivity, and maintain our competitive edge.

Our multi-family housing sector continues to experience impressive growth, with nearly 40% year- over-year expansion. This success speaks to the strength of our market positioning, the quality of our work, and our ability to adapt to industry needs. In 2024 we completed some truly remarkable projects that showcase the talent and dedication of our team. Some of these include Hotel Cleveland, Porsche Beachwood, Woodhill Homes (Multiple Phases), Two & Company, the Davey Tree SEED Campus, and the Scranton Peninsula Site Development Project, among many others. Each of these projects was brought to life through a combination of creativity, skill, and collaboration. Of course, none of this would be possible without the passion and dedication of our people. As I’ve always said, we are successful because of our team. Our company culture is reflected in how our employees interact with each other as well as with our clients & associates. We completed a state-of-the-art Porsche dealership for Penske Automotive Group, and as a testament to our team’s exceptional performance, we’ve already been invited to take on additional projects with Penske in the Detroit area. We also made significant progress on our student housing project at Purdue University, which is on track for completion in the summer of 2025.

3rd & West Mixed-Use Student Housing

Contract Value: $93,709,000

This new mixed-use student housing development near Purdue University includes a five-story, wood- frame building with 401 units, 637 beds, and 325,000 sq. ft., featuring studios to 4-bedroom apartments and supporting retail amenities.

As Ohio’s first Generation-Five Porsche Center, Porsche Beachwood’s new 65,000 square foot, state-of-the- art facility features incredible architecture, expansive showroom spaces, a customer-centric service area and separate detailing building. Completed in spring 2024, this project serves as a landmark facility for Penske Automotive Group, setting a new standard for luxury automotive experiences.

This new four story wood-framed facility will serve as a vital community resource, thoughtfully designed to accommodate a range of essential functions. The space will seamlessly integrate staff offices, state-of-the-art treatment rooms, and comfortable housing accommodations, creating an environment that supports both functionality and comfort.

Originally constructed in 1918, and restored to its former glory in 2024, the Hotel Cleveland, newly rebranded as a Marriott Autograph Collection property, now stands as a testament to Cleveland’s rich history and bright future. This ambitious phased rehabilitation involving historic tax credits preserved the building’s heritage while modernizing it for contemporary hospitality needs, transforming approximately 90% of the hotel’s impressive 607,000-square-foot space, including guestrooms, ballrooms, and many other elegant public spaces.

Woodhill Homes Phase II: Woodhill Center East

Contract Value: $21,326,242

The second phase of the Buckeye Woodhill Choice Neighborhood Transformation is now complete, bringing 77 modern housing units to Cleveland. This phase features a contemporary four-story apartment building and walk-up townhomes with amenities like a fitness room, community space, and outdoor patios.

Woodhill Homes is a six-phase wide-scale transformative neighborhood development initiative undertaken by The Community Builders in partnership with the Cuyahoga Metropolitan Housing Authority (CMHA) and the City of Cleveland to reinvigorate the Buckeye-Woodhill Choice Neighborhoods. The first phase, Woodhill Station West, converted an empty lot into 42-one bedroom, 62-two bedroom and 16 three-bedroom quality affordable apartments for families in this community.

This fast-track project included a stunning transformation of the 5,570-square-foot space in Downtown Cleveland’s Westin Hotel, encompassing a full renovation of the interior bar and restaurant. Enhancements extended outdoors with a refreshed patio, creating a welcoming space for guests and locals alike.

This historic building, once a 1920s luxury automobile shop & fill station, was reimagined with love and purpose. With the vision of Two Foundation, our team peeled back layers of overbuild, reinstating the building’s historic character while adding modern systems and a commercial kitchen to serve their mission. The new facility includes a farm- to-fork café, a boutique, offices, and a learning center, all designed to create inclusive workforce opportunities for individuals of every ability.

Contract Value: $6,815,052 RAYE Apartments

RMS Investments spent a decade planning the Van Aken District, a transformative mixed-use redevelopment in Cleveland. Our scope in the project included self-performed work in two major structures: a retail and office building integrated with a multi-story parking garage, and a five-story residential housing building.

Our team successfully managed the interior build-out of this state-of-the-art healthcare facility. The scope included metal framing, drywall finishes, acoustical ceiling grids, and sound baffles. Partnering with subcontractors, we delivered 55 new patient rooms, a cutting-edge ICU, five operating rooms, and 24 upgraded emergency department rooms—designed for exceptional patient care.

Contract Value: $13,375,803 Nestlewood Solar Farm

Our expertise in grading, clearing, electrical trenching, and the creation of access roads laid the foundation for future development at this vast 422-acre infrastructure project. Our team ensured that the area was primed for the next stages of construction. We also successfully drilled 75 foundations for the switch-yard and substation, providing critical support for the region’s power infrastructure.

We played a crucial subcontracted role in developer NRP Group’s transformational The Collins at the Riverbend project by developing the site on Cleveland’s Scranton Peninsula. Our team handled clearing, site demolition, erosion control, grading, excavation, underground utilities, and constructing retaining walls. We also provided pedestrian right-of-way grading for staircases and sidewalks—a key feature in revitalizing pedestrian access & usability for the area along the river.

Our team executed a comprehensive site development plan, installing SWPPP items for environmental protection, removing an asphalt road, stockpiling topsoil, and completing grading and spoil removal. We installed storm pipes, catch basins, outlet structures, and a retaining wall, graded roads, excavated a basin, lined the embankment, and placed riprap, ensuring the site is ready for future development.
