The residents will be owners as tenants in common of the private internal street, but will have freehold title ownership of their home and their lot. Co-tenancy maintenance services, such as lawn maintenance, street cleaning and snow cleaning for private dri- veways, are included for an extra monthly fee. “The whole idea here is the lifestyle, to have not too big of a property and have low maintenance,” said Geerts. “To be able to not necessarily retire but not have to worry about these things.”

SOLARA, a limited collection of 44 bungalows, is the newest addition to Clarence-Rockland’s Morris Village project. The collection was officially launched on Wednesday, March 28. These 44 adult lifestyle freehold bungalow townhomes are part of Clarence-Rockland’s development of Morris Village. Developed by Spacebuilders Ottawa LTD., the SOLARA collection will be spread out over three phases – the first phase, which includes 12 bungalows, was launched on Wednesday, March 28. City staff was invited the morning of the launch for tours of the three model homes, while those who have registered online were invited from 1 p.m. to 8 p.m. Wednesday, March 28 and Thursday, March 29 were open house days specifically for 67 people who had pre-registered online. “These are all bungalow townhomes; our market is for empty-nesters,” said Bruce

The models vary between 990 square feet and 1289 square feet and each model has two bedrooms. “We have promoted it as adult living for people in the in-between stage of their lives, because it is small, it has a small garage,” said Chantal Potvin of Spacebuilders. “But it doesn’t mean you can’t come here if you have kids.”

The launch continued all over the long Easter weekend – Wednesday and Thursday were reserved specifically for those previ- ously registered, but Friday through Monday consisted of public open houses. “I find this is something really appealing for couples, because I know that if I were to come here, I would want to find a quieter place to settle,” said Councillor Carl Grimard, at the launch. According to Potvin, the second and third phases of the project will commence after some homes have been sold from phase one. A communal park for the residents will also be developed on the street as part of the upcoming phases of the project.
