TRADE COMFORT FOR MEMORIES Sleeping Bags, Sandwiches, and the Summer We Never Stopped Exploring
shelters. And then we fished … constantly . If the line wasn’t in the water, something felt off.
When I saw that Aug. 8 is Global Sleep Under the Stars Night, it stopped me in my tracks. Not because I’m big on international holidays, but because, well … I used to do that all the time. Not in a backyard. Not as a novelty. But because that’s how summer worked when I was a teenager growing up in small- town Iowa over four decades ago. From the time I was 13 until I was about 16, summer weekends meant one thing: camping out with my buddies. Almost every Saturday afternoon, like clockwork, I’d be loading up my bike with fishing gear, a tent or tarp, hatchets, and usually a backpack full of random “survival” tools. We didn’t need much. We had our go-to spots along a big river that ran through town, places we called “our campsites,” even though nobody gave us permission. Each one was tucked out past the edge of town, usually after riding three or four miles on the highway ( yes, you read that right ), dodging traffic while our bikes groaned under the weight. Then came the real trek of wheeling our gear-laden bikes another half-mile or more through thick corn or bean fields to reach our sacred riverside clearing. Once we got there, our first order of business was to build a fort. That’s right, we didn’t just pitch a tent. We’d spend the whole afternoon chopping branches with our hatchets and constructing elaborate little
We’d reel in catfish and bullheads from the muddy riverbank, clean them, and toss them straight on the fire. No fancy seasoning, just fish and flame to feel like rough and rugged mountain men. Of course, if we came up empty, no big deal, someone’s mom had packed us sandwiches, knowing full well that four teenage boys weren’t to be trusted with dinner plans. By the time night rolled in, the stars above us would light up the sky in a way you don’t see anymore. Back then, the stars were infinite when you’re out in the middle of nowhere without a hint of light pollution. I haven’t camped in years, not because I’m against it. Gina and I have actually talked about renting a camper and hitting the road. But like a lot of good ideas, it never made it past the “ We should do that sometime ” phase. You know how it goes. The truth is, the older we get, the more allergic we become to discomfort. Sleep on the ground? Why, when I’ve got a perfectly good bed? Miss a shower? Eat canned food? We talk ourselves out of these little adventures before we ever give them a chance. We overthink. We prioritize “comfortable” over “memorable.” And then, before
you know it, summer’s over and we’re wondering where the time went.
But here’s the thing: The best memories usually start with a little inconvenience . I can’t remember what I did last Tuesday, but I definitely remember hiking through a cornfield and sleeping under the stars with nothing but a fire crackling and the river nearby. So, if you’re tempted to skip the backyard campout, the lake weekend, or that one plan that seemed like a good idea six months ago, don’t. Say yes . Go. You’ll probably gripe about it on the way there, but chances are, you’ll come home smiling and saying, “I’m glad I went.” Because sometimes a little dirt, a little discomfort, and a few stars are all you need to feel alive again. –Darin Garman

WHY SOME ATHLETES CHOKE AND OTHERS DON’T The Psychology of Clutch
Some athletes come alive at the most crucial moments, but others fall apart when the spotlight is on. So, what actually separates those who thrive under pressure from those who choke? That question led researchers to comb through nearly 30 studies on performance. Instead of crunching numbers, they analyzed interviews
with athletes, coaches, and sports psychologists — people with firsthand experience of what it feels like to compete when the stakes are highest. The findings point to traits that often show up in clutch performers. Confidence, or more precisely, self-efficacy, stood out. Athletes who believed they could handle the moment were more likely to do so. They also focused their attention on the task. They didn’t worry about the crowd or the outcome, just what needed to happen in the moment. Many athletes said they framed high- pressure moments as challenges rather than threats. They kept their mental effort where it mattered most, even when everything around them felt chaotic.
strategies. Things like pre-performance routines, mental imagery, and self-talk help train the mind to stay steady despite external stressors. Goal-setting and cognitive restructuring (learning to think differently about pressure) also made a difference. Simulated pressure training was another standout strategy. When athletes practiced in high-stress scenarios, they often carried that composure into real competition, allowing them to show up calm when it counted. The big idea here is that pressure doesn’t have to derail performance. In fact, with the right habits and preparation, athletes can learn to rise to the occasion. That matters for sports, but it’s not limited to athletes. Anyone who performs under stress — students, speakers, performers — can benefit from the same mental skills. Pressure will always be part of the game, but how you prepare for it can change the outcome.
Those traits don’t just appear out of nowhere. Athletes can build them using deliberate

These results come from what I know — what I know is taking place now, and what I know is coming. I don’t share what I know with just anybody. My partners and Inner Circle members are the network I have these discussions with. They already know and are part of this capital raise and will be part of the results of the investment we make together, a few years down the road. They are committed . The “C” word is something that few investors are familiar with. But for now, it’s back to work. Working on things that most people say they want to know about, but when it comes time to do what is necessary, they then make up some excuse as to WHY NOT. This is why the “Rich get Richer.” What side do you want to be on? Especially with everything going on “out there.” Maybe you would like to join my network, my investment family here in the Heartland, and learn what we know. I am picky about who I let in, but if you think you have what it takes to be part of what we do here, then you should contact me at 319.350.5378 by text or email darin@heartlandinvestmentpartners.com .
In the email or text, simply say: “I would like to know more about your current capital raise.” Simple and easy. This is your first step. By way of reference, one of my largest and most successful investment partners, H.L., contacted me via an email he got from me. That was in 2018. He now owns over $15M in multi- family and is looking for more . I predict he will double his value over the next 10 years. Lastly, this is not some kind of sales pitch. I don’t need your money. I won’t be putting you on some sort of auto-sequence email blast or chasing you with calls or texting. I want people who want to be involved because of what I know, and be part of an ongoing, powerful investment family and network. This is not just about ONE investment. This is about the long-term impact — your long-term impact . If this resonates with you and you want to know some of what I know, THIS IS YOUR FIRST STEP . Contact me if you are truly serious.
A week ago, I started telling some of my closest investors about my plans. Even guys in my Inner Circle texted me, wondering what I was up to. Still, with everything going on out there , many of you wondered if this was really a smart thing to do, right now? It’s a fair question, so I’ll tell you what I told them ... I want to go into the end of 2025 and early 2026 with enough additional capital ready for the multi- family opportunities that will be offered to me, so I will get the first shot, AND, in addition to that, what is coming in 2025–26. I have big goals and big plans, and so do my investment partners. That is why we are doubling down on what is happening in the market and what is to come. The “crowd” will be scared and fearful, and most will do what everyone else does. Follow the herd, blend into the crowd, and get what most everyone else has: nothing . I told them that this isn’t what my partners and I do. We don’t follow the crowd. We are a bit different . We don’t just “dare” to be different. We are consistent, patient, and even rebellious, and so are our results.

From Aug. 7–17, the Iowa State Fair returns to Des Moines, and whether you’re in it for the food, the fun, or a shot at blue-ribbon glory, there’s something for everyone. Let’s start with what gets us drooling: the food . This isn’t your average fair fare. We’re talking bacon cheeseburger eggrolls (yes, really), deep-fried brisket mac-n-cheese grilled cheese, and the unforgettable “Finisher” from The Rib Shack. If you’re on a mission to try every food on a stick, pace yourself because there are over 60! And don’t forget to cast your vote in this year’s Best New Food contest. Iowa doesn’t mess around when it comes to culinary creativity. Music fans, you’re in for a treat, too. This year’s Grandstand concert lineup is packed with heavy hitters across all genres. The Butter Cow is now an icon of Iowa creativity and tradition, and no State Fair visit is complete without paying homage. Of course, the Fair is about more than food or fame (or butter). It’s a full- on celebration of Iowa’s heritage, community spirit, and a little healthy competition. Whether you’re watching the high-stakes livestock shows, tossing cow chips like a pro, or cheering on a future innovator at the Kids Makers Market, you’re part of something special. And for a dose of classic nostalgia? Don’t miss a ride down the Giant Slide or a float through the historic Ye Old Mill. WHY NANTUCKET SHOULD BE YOUR NEXT GETAWAY
When many Americans think of vacation destinations, they envision beautiful state parks, sunny beaches in Florida or California, and the mountains of Appalachia and the Rockies. However, many states across the country offer exciting events and beautiful scenery. If Massachusetts isn’t already on your radar, consider giving it a closer look the next time you plan a vacation. Cape Cod has beautiful beaches and a rich history that many don’t know about, and something exciting is always happening in Boston. But if you want to experience the true essence of Massachusetts, take a trip to Nantucket. Nantucket is a small island, only 14 miles long and about 3.5 miles wide. Its history with European settlers goes back over 500 years. First sighted by an Englishman named Bartholomew Gosnold in 1602, the island was settled by colonists 50 years later in 1659. Not long after, they spotted whales offshore, which put Nantucket on the map. Whaling became the ultimate trade for
people living in the area, and the island even became the world’s whaling capital until the 1850s. You can still view whales from the island today, and if you want to get the full story, check out the Nantucket Whaling Museum. If whale watching and museum touring aren’t your thing, you can pursue other exciting activities around Nantucket. The island is bike-friendly, and many trails will take you by all the best sights. Many one-of-a-kind boutiques occupy beautiful historic buildings, and there’s even a public golf course that will leave all your golfing buddies jealous. If you go in May, you may even experience the renowned Wine & Food Festival. Nantucket is full of historic architecture, beautiful scenery, and friendly people. You might even see a famous face during your visit! This is a vacation you’ll be talking about for years to come!
