LETTER FROM LEADERSHIP

As the leaves turn and the air grows crisp, it feels like the perfect time to pause and reflect on the incredible journey we’ve shared this year. These moments remind us that success is not just about transactions, but about the people and connections that make our community thrive.

This fall, we also celebrate the many ways you give back— whether through local charities, community events, or personal acts of generosity. A big shout out to Payge Rhodes for keeping the energy high as emcee—so high, in fact, that one vendor compared her prize commentary to a QVC segment. Let’s be real—Payge was born for improv. Someone sign her up for open mic night! The inaugural Chili Cook-Off brought six fiery recipes and 28 hungry judges! With just one point separating the top two, the finish was a true nail-biter. Curious who brought the heat? Flip to page 17 for the winning recipe. Our energy carried beyond Indiana to the BLK at Compass Summit in Charlotte, where one of our newest agents, Brittany Perry, proudly represented Compass Indy. Brittany Perry summed it up best: “OMG the BLK at Compass Summit in Charlotte was EVERYTHING I didn’t know I needed! Having a completely minority team, culture is very important to us, I received what I needed! It was top tier from the panel discussions to the networking and the nightlife events. It truly felt like a sense of “belonging”. The cherry on top was definitely having Robert pop in and encourage us. It was overwhelmingly fulfilling and I will never miss that event!”

Fall came in full swing—with teamwork, learning, giving back, and just the right amount of friendly competition.

A huge shoutout to our Compass team for taking home 2nd place at this year’s HAMCO MIBOR Volleyball Tournament! From serves to spikes, every play made a difference as we rallied for the Angel.i.aM Foundation, honoring Angelia M. DuVall and supporting those impacted by cancer. This was our second year competing—last year we placed 3rd, this year 2nd… so there’s no doubt we’ll be spiking our way to 1st place next year. More than just the scoreboard, it was about showing up, rallying together, and playing for a purpose. This quarter, our agents hit the streets with two caravans— one winding through Meridian-Kessler and the other through Downtown Indy. These agent-led tours weren’t just about showcasing listings; they were about collaboration, connection, and strengthening local market expertise. And it wasn’t just people who joined in on the fun—a few furry friends made an appearance too, proving that Compass caravans are truly for everyone. Fall means it’s back-to-school season, and our team helped make sure students at Frederick Douglass School 19 were ready to succeed. Thanks to our Backpack Drive , kids started the year stocked with supplies—and plenty of confidence to take on the classroom. The gratitude from the school community was felt all around, reminding us of the real impact we can make together. Our Fall Vendor Fair was buzzing with creativity and connections. From swag to flooring solutions, our partners truly brought their A-game. Special congratulations to our prize winners:

Moments like these show that Compass culture isn’t just local— it’s national, and it’s growing stronger every season.

At Compass Indy, the highlights of each season aren’t just in the numbers—they’re in the connections we make, the knowledge we share, and the ways we show up for each other and our community. Whether we’re serving on the court, serving our clients, or serving up chili with cornbread, one thing’s for sure: this team knows how to show up.

COLD, BOLD

Compass Indy agents trading in pumpkin spice for something a little… icier.

Bernie Goodman credits his routine at Ozwell in Carmel, where cold plunging has become part of his daily reset.

“Not life changing, but if you can change your day—every day—then that makes it life changing.”

Kathryn Berg and Nick Galvin are already regulars at Cold Plunge Studios, and word on the street is Brittani Gandy , Payge Rhodes , and Urooj Qureshi recently took the plunge too. Their review? “Amazing. Addicting. When can we go again?”

A traveling cold plunge for office parties? Don’t tempt us. Word is, the idea has already been floated.

And while cold water wakes us up, there’s another trend perking up our afternoons: drinks with a twist. Lauren Sexton’s blueberry matcha is making waves in both offices. The blend of blueberry syrup, blueberry purée, and soy milk has even the skeptics converted. Urooj? She’s officially on team matcha now. Ellie Orzeske ? She was introduced during her very first week—Lauren made her one, and later Payge showed her how to mix it up at Broad Ripple. It’s become such a go-to that the ingredients are now grocery-list staples at both offices. But wait—there’s more. Olivia Perez and Jessica Goss were recently caught mixing up an Alani Witches Brew, complete with sweet cream, a drizzle of caramel sauce, and plenty of ice. Perez says it “tastes just like a caramel apple.” The result? Equal parts surprise and delight—and maybe a little sugar rush. So whether it’s icy plunges or colorful concoctions, one thing’s clear: our team knows how to turn the ordinary into something worth buzzing about. After all, at Compass Indy, it’s not just about what we do—it’s about what we’re loving along the way.

Passing It On

Philanthropy is woven into the fabric of our Compass community. Time and again, our agents show that real estate is only part of the story—at the heart of their work is a deep commitment to service. Whether supporting women in recovery, children entering foster care, or organizations creating meaningful experiences for kids, our agents are making a lasting impact far beyond the closing table.

Kelly’s commitment has also shaped her family’s outlook on service. Both of her sons chose Dove as the focus for their Eagle Scout projects. “It was powerful for them to meet women in recovery,” she recalls. “One woman hadn’t seen her child since they were an infant. My boys couldn’t believe that reality—but it opened their eyes to why this work matters.”

A Cause Close to Home: Kelly Todd’s Heart for Dove Recovery House

For Kelly, those moments are reminders that philanthropy is more than financial—it’s relational, transformative, and generational.

For Kelly Todd , philanthropy isn’t just about giving—it’s about living a life that leaves a mark. While she supports many causes across Central Indiana, one stands out as deeply personal: Dove Recovery House, the state’s largest recovery program for women battling substance use disorder. Dove provides free housing, therapy, peer support, and job placement assistance to women who are rebuilding their lives. The results speak for themselves: 78% of women discharged leave sober, 75% transition to safe housing, 80% remain engaged with recovery specialists, and 93% walk away with healthcare coverage and no new criminal record. “Addiction doesn’t discriminate,” Kelly shares. “There’s a stigma that people struggling with substance abuse must come from a certain background. But my mom was a nurse and a lifelong recovering addict. I often wonder how different her life—and our family’s—could have been if a place like Dove had existed for her.” Her connection runs even deeper. Kelly’s sister is also a recovering addict, making Dove’s mission one that touches every corner of her family. “This isn’t just about helping one woman,” she says. “It’s about changing generations. Their children, their parents, their siblings—it impacts everyone.”

A Path to Giving

When asked what advice she’d offer to others looking to give back, Kelly is clear:

“Find what breaks your heart and respond to that. True impact comes when your giving is personal.”

Her journey began with the Women’s Fund of Central Indiana, which exposed her to nonprofits across the state, including Dove. That experience shifted her from one-off donations to impactful giving—supporting organizations in ways they truly need, whether through finances, supplies, or simply amplifying their voices. Her intentional approach hasn’t gone unnoticed. Recently, Kelly was invited to join the Board of Directors at Dove Recovery House. “I didn’t seek it out,” she says. “But they saw my involvement and passion, and that’s all it really takes—showing up consistently.”

More Than Money

Kelly also reminds others that philanthropy isn’t about having millions to donate. “Not everyone can give big checks,”

10 | INSiDER | The Double Scoop

she says, “but we can all use our voices. Sharing Dove’s story on social media, bringing friends to events, or just talking about it—it all makes a difference.” And she practices what she preaches. After attending Dove’s annual Dessert Luncheon, Kelly shared her experience with thousands across her network. “If even one person feels compelled to learn more, then I’ve done my job,” she says with a smile. For Kelly Todd, giving isn’t an event—it’s a lifestyle. Through her advocacy for Dove Recovery House, she’s not only honoring her family’s story but also helping create new ones—stories of healing, hope, and second chances.

For Erin, philanthropy isn’t about recognition—it’s about compassion, consistency, and changing lives one act of service at a time.

A Legacy of Learning: Allison Steck and the Children’s Museum of Indianapolis

For Allison Steck, philanthropy is a family tradition. Her grandmother once led the Children’s Museum Guild, inspiring both her parents to get involved. In 2007, Allison joined the Guild herself, serving until 2016 and even taking on the role of “Head Witch” for the annual Haunted House fundraiser—coordinating more than 100 volunteers to design and build the themed house from the ground up each year. Today, as the Children’s Museum celebrates its 100th anniversary, Allison continues that legacy as a trustee on the Board. Beyond its carousel and giant slide, she emphasizes the museum’s deeper impact—funding scholarships, offering free memberships to neighborhood families, and fostering global connections through exhibits like Take Me There. She even traveled with the museum to Egypt, where locals were astonished to learn about the scope of artifacts housed in Indianapolis. “The more we can inspire kids to open their minds to the world, the more we all realize how much we share,” she says. “Exposure is everything.”

Kelly’s passion for breaking generational cycles through recovery work shows how personal experience can fuel powerful change.

Leading With Compassion: Erin Hundley and Isaiah 117 House

Erin Hundley’s giving back is deeply rooted in her own story. Among the many causes she supports, her partnership with Isaiah 117 House holds a special place in her heart. The Marion County organization provides comfort and care to children awaiting foster placement—something Erin understands on a personal level.

“As soon as I learned about Isaiah 117 House, I knew I wanted to get involved,” she shares.

A Shared Commitment

“Since then, Hundley Residential has donated a new car seat for every closing. It’s one simple way we can help meet a consistent, high-need item.” Having fostered her daughter before adopting her, Erin has seen firsthand how impactful this kind of support can be for children, families, and caseworkers. Erin’s heart for service extends beyond her business. Each month, she dedicates a Sunday to serving with Food4Souls, an organization supporting Indianapolis’ homeless community. “It’s my favorite Sunday of the month,” she says. “Making it a priority has been a game changer, and I want to instill the importance of caring for others in my daughter by leading through example.” When asked what advice she would give to others who want to give back, Erin’s message is simple: “Everyone can serve their community in one way or another. Financial giving is wonderful, but people need your time, skills, and abilities more than anything. Find a cause close to your heart—it will drive you to be more consistent in your giving.”

Kelly, Erin, and Allison remind us that the most meaningful philanthropy often begins with personal connection. And they’re not alone—many Compass agents are already leading with generosity, using their time, resources, and voices to create a ripple effect of change across our communities. As we step into this season of gratitude, consider how you can join them. If you’re not already involved, now is the perfect time to start. Scan the QR code to explore the organizations our agents support and connect with those you can reach out to for ways to get involved. Together, we can make an even greater impact.

The Double Sccop | INSiDER | 11

From tailgates and pumpkin patches to Keeneland races and cozy candles, our Compass Indy agents know how to make the most of fall. This season is all about traditions—cheering on teams, gathering with loved ones, giving thanks, and soaking in the crisp air and colors. For Stevee Clifton, fall isn’t complete without the Friday night lights and cheering on football games at Park Tudor.

For the Bond Team, boating is more than just a pastime—it’s a way to relax, recharge, and enjoy time together. Nick Laviolette celebrates autumn by celebrating others. Each year, he hosts a Client Appreciation Day in the heart of fall, timed perfectly to match Indiana’s peak foliage. It’s his way of saying thank you and creating special moments with the people he serves. For Lindsay Sears , fall is the ultimate season. She loves everything outdoors —caramel apples, pumpkins, flannels, bonfires, hiking, football—you name it. Halloween is another highlight, and she never misses a chance to go all out with her costumes. For Zach Syrus , autumn is all about sports and cooler weather. From football season and tailgates to bonfires, camping, hiking, and even fall boat cruises, this time of year has it all. He jokes that he “naturally runs at about 115 degrees,” so the crisp fall air is always a welcome relief.

12 | INSiDER | The Seasonal Swirl

Ryan Hoesli keeps it short and sweet: “Football, of course!” A reminder that sometimes the best fall traditions don’t need much explaining.

And for Tammy Venable , the season begins at home. She loves filling her space with pumpkin spice candles from White Barn—her go-to for cozy evenings after work and for setting the stage while decorating for fall. When her kids were younger, she enjoyed attending pumpkin patches, farmers markets, and fall festivals with them, traditions that still color her memories of the season.

Darcy Miller leans into the quieter side of the season. Each year, she and her family visit friends who run a pumpkin patch, and she often spends time riding horses through the creek—a favorite fall pastime that bridges the seasons of summer and autumn. For Richie Holmes, October means horse racing at Keeneland in Lexington, Kentucky. His perfect day begins with tailgating and live music on “the Hill,” continues with hours at the historic track, and ends with dinner at Malone’s steakhouse. While the wins at the track may be rare, the fall atmosphere, rich tradition, and unforgettable experience always make it a victory in his book.

For Gary Swift , fall road trips wouldn’t be the same without his loyal co-pilot, Hudson. This charming furry friend proves that every journey is better with a dog along for the ride—especially when the open road and autumn colors are calling.

For Andy and Amanda Sheets , college football is a family tradition. They love tailgating and cheering on their teams—Andy’s all about the Hoosiers, Amanda’s a Buckeye, and with their kids at Purdue and Cincinnati, they keep an eye on the Boilers and Bearcats too. Over the years, they’ve traveled to most of the original Big Ten schools, and now they’ve got the expanded Big Ten to explore. It remains their favorite way to spend time together and make memories every fall. Doug Martin is excited to share that in addition to helping clients here in Indiana, he’s expanded his real estate business to Florida! That means swapping strolls along the Monon for walks on the sandy beaches of Southwest Florida. While he’s not quite ready to call himself a snowbird, Doug says, “let’s just say I’m a sunseeker."

From concerts with his wife, Nicole, to smoking ribs, fishing, and playing a round of golf with his boys, Joe Stacy has plenty of favorite ways to enjoy the season.

Even the best listings can stall. Days on Market climb, buyer interest wanes, and sellers grow frustrated. But a stagnant listing doesn’t have to signal defeat—it can be an opportunity to rethink, refresh, and relaunch with impact. Compass agents have a proven playbook that turns inertia into momentum, blending data, creativity, and market expertise.

footage, or a lifestyle video that highlights how buyers will live in the home, not just walk through it. Update the description using Compass AI to weave in fresh buyer-focused messaging, addressing past objections head-on. Finally, improve staging and curb appeal. Whether through Compass Concierge or cost-friendly updates like a new front door color or refreshed landscaping, these details reposition the home in buyers’ eyes.

Here’s how to transform a sluggish listing into a winning sale:

Step 1: Analyze and Refine

Step 3: Showcase Your Value

Start by diagnosing the problem. Use Compass Reverse Prospecting to connect with agents whose buyers passed on the property. Ask pointed questions—What feature turned them off? What upgrade under $5,000 would make the difference? Pair these insights with your Listing Insights dashboard to identify which cities and buyer pools are most engaged. From here, build nuanced buyer profiles that go deeper than demographics. Maybe it’s Empty Nesters looking to right-size, Tech-Savvy professionals relocating for more space, or First- Time Buyers finally leaving rentals. Once you know who your true audience is, you can tailor everything—from staging to marketing—to them.

Transparency builds trust. Create a data-driven seller report outlining your marketing efforts—social posts, mailers, open house traffic—and back them with metrics like impressions, engagement, and email opens. Sellers want to know their agent is actively moving the needle, and this report demonstrates both your diligence and your strategy.

Step 4: Relaunch with a Three-Phased Strategy

When it’s time to relist, lean on Compass’ 3-Phased Marketing Strategy:

• Private Exclusive: Reset DOM, quietly generate buzz, and gather targeted feedback through one-on-one showings • Coming Soon: Build momentum and SEO visibility while remaining the first point of contact for prospective buyers. • MLS Launch: Go live with refreshed visuals, copy, and pricing to maximize exposure.

Step 2: Reassess and Refresh

A listing refresh is about more than dropping the price. Start with a strategic CMA, considering adjustments that place the home in a new search bracket, or seller concessions like closing cost credits.

Use the Compass One timeline template to show sellers how you’re strategically building excitement every step of the way.

Next, elevate the visual story. Add twilight photos, drone

14 | INSiDER | The Secret Sauce

Step 5: Reach the Right Buyers

Now that you know your buyer profiles, it’s time to align your tactics accordingly. High-quality mailers often resonate with Empty Nesters, while digital campaigns on Google and social platforms capture tech-savvy relocators. For renters preparing to buy, rental-focused ads can target specific buildings or neighborhoods, and farm move-up campaigns appeal to nearby families needing more space. Once your campaigns are in motion, the key is to launch, measure, and refine. Track performance closely to see which tactics are generating the strongest engagement and be prepared to pivot. Staying nimble ensures your efforts remain focused on the highest-quality leads.

The Takeaway

A stagnant listing is never a dead end. By blending data insights, fresh storytelling, strategic relaunch tactics, and targeted outreach, Compass agents can reposition a property for success. The key isn’t just relisting—it’s relaunching with purpose.

Strategy in Action:

The Watson Rd. Approach A great example of this strategy in motion comes from the Steve Clark Team and their listing at 4242 Watson Rd. The property had been sitting on the market, so the team refined the buyer profile and identified a unique opportunity. By sending a targeted postcard to nearby homeowners—who owned similar style homes but on much smaller lots—they positioned the property as “the same style home on more land.” This approach spoke directly to the homeowners’ aspirations for added space and privacy, creating a powerful reason to consider making a move. The result was renewed interest in the listing and a stronger connection with a very specific pool of buyers. Revitalizing 3406 E 20th St When a listing seemed stuck, Eve Keller of the Gallery of Homes Team tapped into Compass tools to re-energize the market and reassure her sellers. She leveraged Compass Digital Ads and Video Marketing for fresh exposure, shared weekly Compass Insights to keep sellers engaged with clear data, and used a Comparative Market Analysis to set realistic expectations between North Brookside Park and Windsor Park. “Compass gave me the tools to prove—not just promise— that I was working hard for my sellers. By combining data- driven insights with dynamic marketing, I was able to keep them engaged and confident while positioning the home for success.” — Eve Keller

HEAT, SWEET &

When it comes to comfort food, this duo was unbeatable. Aaron Medenwald’s Smokeshow Chili brought the bold, smoky heat, while his golden cornbread balanced every bite with just the right touch of sweet. With six chilis in the running and twenty-eight votes cast, the judges made it clear: this fiery- and-sweet pairing was the crowd favorite and took home top honors.

Chili Ingredients • 2 lbs ground beef • 1 lb chorizo, casings removed • 1 large white onion, diced • 5 garlic clove, minced • 1 dried ancho pepper • 1 dried guajillo pepper • 1 dried pasillo pepper • 1 can chipotle in adobo • 1 teaspoon paprika • 1 teaspoon cumin (ground) • 4 cloves (ground) • 1 teaspoon cinnamon • 1 manzano pepper, seeded and diced

• • • •

3 jalapeños, finely diced

3 serrano peppers, finely diced 3 aji dulce peppers, finely diced 1 (28 oz) can of whole peeled san marzano tomatoes, crushed by hand or blended

• 3 cups beef stock • 1 cup chicken stock • 1 16 oz beer (porter or stout works best, I used a Goose Island Bourbon County Stout) • 3 tbsp masa harina (corn masa) • Salt and black pepper to taste • 2 tbsp olive oil

Cornbread Ingredients • 2 boxes Jiffy

• 1 can cream corn • 1 tsp baking soda • 4 eggs • 2/3 cup buttermilk (use milk and 1 table- spoon white vinegar if needed) • Honey • Optional: Add peppers if you want it spicy.

WHY GREAT SERVICE

We can help save your transaction.

integrity, and consistency—mirror the expectations Compass has built into its culture. He’s even read CEO Robert Reffkin’s book No One Succeeds Alone, and says its message resonates deeply: success isn’t just about the transaction, it’s about the relationships that sustain it. “Nobody succeeds alone—that’s as true in roofing as it is in real estate.”

One of the most challenging aspects of the home sale today is dealing with high end amenities like the roof. As we now know insurance companies are more and more reluctant to insure homes with roofs over the age of 15 years. So what’s the solution? The homeowner must, through programs like Compass Concierge, be proactive and either replace their older roof or be ready with an estimate to do so immediately if the home buyer’s inspector or insurance provider balk during the sale over the age or condition of the roof. White Flag can have that estimate in hand to help keep the sale moving ahead in the event the roof becomes an issue.

Compass Agent Testimonials

“I’ve had the pleasure of working with Tim at WhiteFlag Roofing, and I consider him more of a partner than a vendor. In a short period, Tim has been instrumental in helping me close multiple deals, all without the pressure of a sale. He conducts business with integrity, prioritizing my needs in the moment, which he knows ensures he’s top of mind for any future roofing needs. Both his repair and replacement pricing is highly competitive, and his customer service is simply unbeatable. Period.” - Bernie Goodman “I’ve had the privilege of Tim’s partnership on real estate transactions for over 15 years now, and he’s been a true advocate for my clients’ sales and my success. His problem- solving, heartfelt customer service approach has endeared him to dozens in my circle over the years and saved transactions when they were basically left for dead.
