All aspects of the -45° freezer design were strategically engi- neered to withstand the harsh temperatures and conditions of the storage space. The con- struction was completed with- out delaying any other activi- ties and the overall schedule of the job. LogistiCenter at Woolwich expands the company’s foot- print along the East Coast, allowing it to produce and deliver products at a more efficient rate. The new building is also J&J Snack Foods' largest stand- alone facility in the country and is expected to create 90 new jobs in Southern NJ. J&J Snack Foods uses over 175 facilities in 44 states, Mexico, and Canada for manu- facturing, warehousing, and distributing products. Based in Pennsauken, J&J Snack Foods is the nation’s leading provider of nutritious and affordable niche snack foods to food service and retail supermarket outlets across the country. J&J Snack Foods produces such snack icons as SUPER- PRETZEL, ICEE, Luigi’s Ital- ian Ice, and Dippin’ Dots beaded ice cream, along with other baked goods and frozen beverages. The new building features: • 150,000 s/f Freezer (-10°) • 40,000 s/f Dock Area (35°- 40°) • 8,500 s/f Office • 6,400 sf freezer (-45°) for Dippin' Dots • 22 dock doors to keep a tem - perature of 36°F for optimal shipping Midway through the project, J&J Snack Foods purchased

Dippin' Dots, a producer of flash-frozen beaded ice cream treats, which added a late change of plans for the facility. Dippin' Dots required an ex- tremely cold environment (-45°) that Blue Rock had to construct within the -10° freezer. "Before the purchase of Dip- pin' Dots, we were preparing to pour slabs and complete the underground glycol floor warm- ing system throughout the entire -10 freezer," said Blue Rock senior VP Kevin Kelly . "With the help of the en- gineers and architect, we

were able to quickly come up with a design for the new -45 freezer area." The -45° freezer area in - cludes 8 inches of under-slab insulation, 8 inches of IMP wall and ceiling panels, spe- cialized refrigeration/fire pro- tection systems, and the in- stallation of an HCR Door at the freezer’s entrance. A specialized HCR door was installed to act as an air curtain while blowing hot air between the different tem- perature spaces to combat freezing/condensation issues.

Cronheim Secures $11 Million Life-Co financing for Walmart-anchored retail center in Cinnaminson, NJ

CINNAMINSON, NJ — Cronheim Mortgage has secured $11M for the refi- nancing of the Marketplace at Cinnaminson, a 328,000 s/f Walmart-anchored shop- ping center located in Cin- naminson. Andrew Stewart, Dev Morris, and Allison Villamagna collaborated to secure financing on behalf of National Realty & Develop- ment Corp. (NRDC) ,. Financing was provided by American United Life (AUL) , an Indiana-based life insurance company that serves as one of Cronheim's key lending partners. Cron- heim Mortgage acts as a cor- respondent and servicer for AUL, a role that fosters collab- orative discussions between borrower, mortgage banker,

and lender. In this instance, those discussions yielded at- tractive terms including a 30- year amortization period and a 120-day rate lock. In a volatile interest rate environment, these terms provided the bor- rower with optimal cash flow and peace of mind. Constructed in 2001, the Marketplace at Cinnaminson is a sprawling retail center

situated on a sizable 39.58- acre lot. The property features an attractive tenant base including both Sam’s Club and Walmart, the latter of which has expanded its space at the center since its original development. In recent years, the property rounded out its tenant base with the King of Gains Gym and Harbor Freight Tools.
