O ’Neill Building Works’ motto is: ‘No project is too big or too small’; a promise that was upheld on a grand scale during its principle contractor role on The Vantage project for MRP. Managing a team of mostly local subcontractors, O’Neill Building Works successfully
required a rethink to ensure the project worked as close to program as possible, explained Fergus. “Once we started the project it was decided to remove the brick and the block completely and rebuild from scratch. It was a lot faster
to rebuild using a structural framing system with inner skin and a cementitious board, and this allowed us to claw back a lot of time. We also prefabricated as much stuff as we could on site, and the two new upper two floors were all done in curtain walling.” Commenting on the completed project Fergus said he was delighted with the end result and praised

handed over what was effectively a complete rebuild of a 12-storey, luxury, city centre office building in just 22 months – during the pandemic. The impressive project did come with challenges, admits Fergus Sheeran, Project Manager for O’Neill Building Works. “The busy Great Victoria Street
site required a lot of sensitive delivery coordination and night works for us to carry out complex crane works,” he said. Like every other site during 2020, works were shut down during lockdown, impacting progress. Design changes also
the great work carried out by the subbies and supply team. “The client is very happy with the building, which has achieved a ‘very good’ BREEAM report – not bad for a 35-year-old refurbished office block.”
