Commercial Development Winner: Merchant Square
PROJECT TEAM:
M erchant Square has become one of the catalyst structures within the Belfast skyline. Completely transformed from its previous concrete façade, the revisited Merchant Square provides a distinct identity augmenting the existing urban frontages, the use of Corten steel cladding resonates with the city’s industrial heritage and draws inspiration from the red and orange hues of Belfast’s brickwork. Delivered within BT1, the project was technically challenging with over 250 piles and 1,000 tonne of steel installed. Extensive services installations including cabling and wiring were required to support the high-tech IT and security infrastructure. High spec, bespoke lighting was installed on each floor of the building.
Long lead in times due to Covid-19 restrictions and Brexit, leading to delays in manufacturing and shipping, made this package one of the key challenges on the project with the potential to cause disruption to programme and handover. Completed in the midst of the pandemic, Merchant lead the redevelopment of the Linen Quarter and uplifted the area. JUDGES COMMENT: This city centre project has been excellent in many ways, converting three tired buildings into one with a new façade and centralised core, doubling the overall floorspace. Very complex construction issues were overcome with tenants in place and the building demonstrates strong sustainability credentials.
