CREW Lehigh Valley Tours New Duke Realty Building

33 Logistics Park, Palmer Township, Northampton County, PA – More than 60 members and guests of CREW Lehigh Valley toured the 628, 475 SF warehouse recently completed by Duke Realty, a public industrial real estate in- vestment trust (REIT), which has ownership or development involvement in approximately 142 million square feet of indus- trial and office assets in 22 major markets. The building is one of three owned by Duke Realty at this location. The first, a 1.1 million SF building completed last year is occupied by Amazon Fulfillment; a 1.015 million SF building is under construction. Jeff Palmquist, Duke’s senior vice president of the northeast region, noted that 33 Logistics Park can easily serve one-third of the US population and half of Canada’s population. William Wolf, executive vice president of CBRE, provided a market overview with a focus on the Route 33 corridor. “The Lehigh Valley is one of the top markets in the nation for leas- ing activity,” said Wolf “and the second in the world in growth of rental rates. Demand is exceeding product.” Matthew Bremner, vice-president of leasing, pointed out the 36-foot-high ceiling, which is more than double the height of most warehouses built a generation ago. The additional height accommodates triple-high stacking of pallets that is typical for eCommerce vendors. “ We’re not just thinking about our first tenant,” Bremner said. “We’re thinking about our second tenant, third tenant, fourth tenant, fifth tenant. It’s always something we evaluate.” Duke Realty generously underwrote the event, which allowed CREW Lehigh Valley to make it a fundraiser for the CREW Network Foundation.
