Thank you for your interest in the post of Lead Estate Manager (Southampton Port) at Associated British Ports. This is part of the new ABP Property strategy in their Southampton Port Property team and it will be central to the success of the future development pipeline and revenue growth. 6. Management of lease compliance issues through proactive (e.g. inspection) and reactive (queries and complaints) measures. Promptly and effectively managing lease consent applications (both as landlord and as tenant). 7. Prepare and provide input to the preparation of regular and ad hoc reports. Completion of property inputs to budget process for the Port. 8. Develop and maintain a good working relationship with tenants, landlords, suppliers and operational teams. 9. Manage Senior Surveyors and ensure consistent, professional and commercial approach taken across the team. Manage training and CPD programme for the team. 10.Report to Head of Property all key activity and deputise for the role when required. 11.Input and participation in such other property projects and tasks as may be required. Purpose To be responsible for the management and delivery of an effective and efficient Estate Management service across the whole Southampton region, ensuring the principles of value for money, best practice, health & safety and risk management are adhered to. To include line management of Senior Surveyor and deputizing for the Head of Property when required. Scope Allocated property within Southampton. KPIs: 1. Delivery of estate management activity for the whole Southampton region portfolio of property. 2. Manage regions completeness and accuracy of property data for allocated properties and ensure processes followed. 3. Approve all transactions before passed to Head of Property. 4. Developing and sharing best practice and implementing new initiatives and strategies. 5. Support and manage Senior Surveyors to grow rent, reduce costs and negate voids 6. Ensure H&S adhered to across the team

Accountabilities 1. Manage and encourage the development of estate strategies that optimise income, minimise costs and mitigate risk and liability across the regions. 2. Manage and report increases in property revenue 3. Manage expenditure on costs 4. Check for accuracy, consistency and professionalism on all lease transactions and key activity and ensure processes are adhered to. 5. Effective management of queries and complaints. Closing out issues in a timely manner, escalation where appropriate and analysing issues to improve process and service delivery.

// PERSON SPECIFICATION

Essential • Chartered Surveyor and professional membership of RICS. • Extensive experience of asset managing an estate, making creative and profitable recommendations on property usage. • A detailed understanding of the general principles of estate management including; operations and analysis, budgeting, financial reporting and lending practices. • Experience of line managing a team • Ability to identify issues in a timely manner and hold people to account. • A highly successful background in managing a large caseload of multi disciplined surveying matters • Experience of leading the development of detailed, complex tactical strategies to deliver effective property solutions. • Ability to communicate effectively with landlords, tenants, suppliers and colleagues.

• Pragmatic and innovative. • Ability to manage numerous activities simultaneously and prioritise workload. • Team player who is able to work with, learn from others and act as a coach / mentor to more junior members of the team. • Capable of challenging, influencing and effective cross- functional working, whilst demonstrating a passion for estates management. • Full driving licence.
