In light of the severe effects of Hurricane Sandy and bi-annual daylight savings time changes, it is time for property owners and managers to begin to integrate information technology into their real property. Information technology does not have to be expensive to be effective, but it is imperative to find a solution provider that can integrate and tailor a custom exactly for the specific property: one size does not fit all.

is restored to your facility – do you have to wait for a call from your utility company, tenant or maintenance person? Do you then need to call your main- tenance person to reset your lighting timers, or do you have to drive out to the property to do it yourself? Wouldn’t it be much easier if your building could notify you that the power is back on, and that your light- ing and HVAC are set back to normal? Information technology has become an integral part of property management, en- abling all property types to become smarter. Components such as lighting, access, HVAC, water, security and video can easily be customized and de- ployed throughout your single or multi-tenant retail, office, industrial, hotel or multifam- ily asset. Connected buildings can notify you when power is turned on restored, and automatically restore your lighting, HVAC and security schedules. Those settings and schedules should be kept on a cloud-based server, so that when power is restored, settings (such as accurate, current time) are immediately synchronized and updated. Having connected facilities are important for several reasons: 1. Connected properties will save money for you and for

tional, analog timers that are often set in unconventional day or hour increments, own- ers can control settings to the exact minute, or trigger, that they choose. And, owners don’t have to dispatch maintenance personnel to reset timers in the event of time changes or power loss. 2. Intelligent buildings com- municate with their owners and management staff. Video is an important module for real property information technol- ogy, and can be used to protect your property and your ten- ants. Digital video cameras in strategic locations can be configured to take snapshots when motion is detected or at designated times. These im- ages and videos can be saved on a server or sent directly to designated recipients. In the case of high-traffic locations, having a high-resolution pic- ture (or video) is truly worth 1,000 words. 3. Connected buildings can be first-responders. Since property management modules can inte- grate together, it’s important to work with professionals that can design a solution spe- cifically for your building. For example, imagine the money (and effort) saved if the build- ing detects a water leak, and responds by turning off the building’s water and notifying propertymanagement via email
