Ardmac has successfully delivered two other projects for Shroeders and MHBC at City Square in Manchester and through a negotiated process has been appointed under a JCT intermediate contract to undertake the Cat A+

refurbishment of Delta House in Glasgow whilst existing tenants are still incumbent in the building.

Ardmac has been appointed by Threadneedle under a JCT intermediate form of contract, with contractor design portions, to carry out the fit-out of TP Bennett’s design to fully refurbish to a Cat A+ status the seven-storey building in Leeds.

The works include the strip-out of the building, installation of all new MEP systems designed by Crookes Walker, fit- out of Floors 2 to 7 to a Cat A status and to completely refurbish the reception which will include a Cat B and C breakout area/ business lounge including cellular offices

and meeting pods. A new fitness suite, bike storage, shower rooms and changing rooms will be installed in the basement. Workplace LLP are acting as the PM and cost consultants.

This project consists of all new MEP and the complete

refurbishment of the reception, the Cat A fit-out of Floors 9, 8, 6, 5 and

Ardmac has successfully delivered two other projects for Castleforge in the Grade I listed building, Edward Pavillion, Albert Dock and at 81 Fountain Street, Manchester. Ardmac has been appointed under a JCT D&B contract to undertake the Cat A, B and C refurbishment of Linley House whilst existing tenants are still incumbent in the building.

Ardmac has employed Fairhurst design to complete the Morley Smith concepts to RIBA Stage 5 with Lehding Services Design (M&E) remaining on the client side. All new MEP services will be installed in a live environment and the fit-out works will include a new reception area, a high specification business lounge, café area and flexible cellular office solution.

Façade alterations to be undertaken to the ground and first floors to suit the new layouts. Structural alterations will include replacing the existing curtain walling to the ground and second floors and to create a new aperture for the introduction of a new staircase between Floors 1 and 2 linking the business lounge to the flexible working space.
