of the River Club, now under construction in Bogota, NJ, is one of patience, persistence and flexible design. The mixed-use complex at West Fort Lee Rd. and the Hackensack River will include 421 luxury apartments, from studios through 3 bedrooms, including 42 affordable units, adding much-needed density to the region. Designed by master plan- ner and architect of record CI Design , Baltimore, the gated developmentwill consist of four, four- and five-story residential buildings, with 8,000 s/f of ground floor retail, a dog park, anda2,000-foot publicwalkway along the river that will link downtown Bogota to downtown Hackensack. Acommunity club- house will feature an indoor/ outdoor fireplace, yoga studio, media room and luxury pool terrace including an infinity- edge pool. “We have 13 acres to spread out in, on a very scenic site on the Hacksensack River,” notes Jonathan Stein , founder of PCD Development , who acquired the project from the original developer in 2018. “The site ringsall thebells for amulti- familydevelopment. It has great views. It’s a transit-oriented development, and is just a few minutes to major roads.” River Club is located opposite downtownHackensack, amajor commercial hub. A New Jersey Transit bus stop with access to NYC, just 11 miles away, is onsite, and two rail stations are less than a mile away. Also nearby are I-80 and Rte. 4, two of the busiest thoroughfares in the state. But this multi-phase develop- menthas requiredmore thanone owner, creativity and the ability to adapt. The original developer combined two adjacent parcels, one to a former Hess Company Oil Terminal, a tank farm, and a Pontiac showroom in 2015, to create anewresidential commu- nity in affluent Bergen County. “Therewasnohigher-endplace to live in the area that would ap- peal to the professionals who work at the nearby Hackensack UniversityMedicalCenter,” said Jonathan McKearin, AIA , an associateprincipal atCIDesign. The residential buildings have been designed so that more than half of the units will have direct views of the river. “Meeting parking require- ments for the number of units alsowas a challenge,”McKearin added.
