but one important step not to miss is a home inspection. Home Inspections are important for any buyer, whether you are a first-time or seasoned buyer. A qualified home inspector is an additional set of eyes, trained to see deficiencies. They carefully review the home, inspecting the roof, exterior walls, foundation walls, mechanical com- ponents (furnace, a/c, etc.), review electrical and plumbing systems, search the attic and check all components of the home. They are looking for things like evidence of leaks, current or previous damage, defaults of the systems (rust within the furnace, improper wiring in the panel, shingles/roof flashing missing), rodents, broken windows, and so much more. This review of the home has the potential to catch issues that could amount to thousands of dollars. A bonus is the report they provide for reference. Their multi- page report puts any deficiencies into writing with descriptions, pictures, and possible remedies. This report also helps guide you on the timing of maintenance items and things to watch for as a homeowner. A home inspection costs around $500+, depending on the size of the home and add-ons.
