Analysis: • Median home prices have risen significantly compared to a year ago in Marathon and Portage counties. • Home sales for Q3 2025 compared to Q3 2024 increased significantly in Portage and Wood counties but were relatively flat for Marathon County.

Description: • Months of Inventory is the number of months it would take for the current inventory of homes to sell at current prices and at the current pace of sales, assuming no new listings. • Average Days on Market is the average number of days a house is on the market before it sells. Analysis: • Both “Months of Inventory” and “Average Days on Market” are good indicators of the supply of homes that are available for sale within a region. • Typically, six months of inventory is consistent with a balanced housing market with modest price appreciation. Currently numbers show around 4 months of inventory for the area suggesting a sellers’ market. • “Average Days on Market” is another indicator of supply. The lower the number, the tighter the supply.
